Nobody told first time Richmond, VA buyers this and I’m a little annoyed about it.
You do not need 20% down. You do not need a perfect credit score. And you do not need to wait until “the market calms down.“
You need a plan. So here’s one. 👇
💰 Use your tax return — even $2,000 toward closing costs changes the whole game
💰 Ask about down payment assistance — multiple programs exist in RVA and most buyers have no idea
💰 3% down is a real thing — stop waiting to save 20%, you’ll be waiting forever
💰 Open a dedicated savings account — name it “My House Fund.“ Sounds small, shifts everything
💰 Cut one subscription, save one year — $50/month = $600 closer to your front door
💰 Gift funds are allowed — family can legally contribute toward your down payment
💰 Your agent knows programs you don’t — one 20-minute conversation could literally change your timeline
The hardest part isn’t saving the money.
It’s believing it’s actually possible.
It is. 🏡
Save this and send it to someone who thinks homeownership in Richmond, VA is out of reach. They need to see it.
