I haven't posted here for quite a while and I need to step it up. There is something that has been on my mind recently as I have run into this issue several times this summer. When an appraisal comes in below the contract price, I hear "your appraisal killed the deal ". I get this from agents, sellers, buyers and lenders. The logic is "if someone is willing to pay X, it should be worth X". A couple from Maricopa county recently made an offer on a house in a development in Show Low. The property was listed for $499K and they offered $460K which was accepted. Great deal right? The highest sale in the development is the same model located on the golf course like the subject property. It sold for $405K. There is no way to justify the higher price. Ignorance of the market does not make the value go up. Was the appraisal fee worth the savings? I'm just an old Blue Ridge graduate but even I can do that math!
