Psssst... interest rates aren’t the whole story. 👀

Somewhere along the way, interest rates became the main character in every homebuying conversation.

They matter, of course.

But obsessing over one number can distract you from the question that actually matters: Does buying a home right now make sense for your finances, your plans, and the life you’re trying to build here in Northwest Louisiana?

A rate can tell you part of the cost.

It can’t tell you whether you’ve outgrown your current space, how long you plan to stay, what opportunities exist in the Northwest Louisiana market (from Benton to Shreveport and everywhere in between), or whether the monthly payment fits comfortably into your real life.

That’s why I’d rather help you evaluate the whole decision than wait around for one magical number to give you permission.

You’d be surprised what buyers notice without even realizing they noticed.

Nobody leaves a showing saying, “The outlet covers were yellowed.” They leave saying, “It just felt a little tired.”

And that is exactly why the little things matter.

Not everything needs to be renovated. Not everything needs to be replaced. And I definitely don’t want my sellers spending money they aren’t likely to get back.

The goal is knowing what’s worth doing, what isn’t, and where your money and effort will actually make a difference.

If it costs you your peace, it’s too expensive. ✌️

And real estate can certainly try.

I can’t promise there won’t be stressful moments. There are too many people, moving parts, deadlines, inspections, appraisals and occasional plot twists involved for me to tell you that.

What I can promise is that you won’t have to figure it all out by yourself. 😎

A big part of my job happens behind the scenes — anticipating problems, asking the questions you may not know to ask yet, keeping track of the details, and handling as much of the chaos as possible before it becomes your chaos.

To all my fellow overthinkers: buying a house can really give your brain something to work with. 😂

There are the numbers. The inspection. The neighborhood. The interest rate. The “what if something better comes along?” And then somewhere along the way, three friends, your parents and someone who bought their last house in 2006 all have opinions.

This is exactly why I think having the right agent matters.

My job isn't to talk you into a house.

It's to do the research. Look at the comps. Ask the questions you don't know to ask. Pay attention to the things you might not know to look for. And give you enough good, honest information that you can make a decision you actually feel comfortable with.

Sometimes I'll tell you I think we've found a great one.

Sometimes I'll say, “I know you love it, but I think we need to keep looking.”

And sometimes I'll tell you there's absolutely nothing wrong with taking a minute and thinking about it.

After 15 years of doing this, I've learned that good real estate decisions aren't usually made because someone pressured you into moving faster.

They're made when you understand what you're buying and why it makes sense for you.

So, my Northwest Louisiana overthinkers... you can keep overthinking.

I wish more people would call me before they start getting their house ready to sell.

Because I can't tell you how many times I've walked into a home and thought, I really wish you'd called me before you spent money on that.

Renovating things because you assume buyers will expect it. Painting the entire house a color someone on the internet said was "in." Replacing perfectly good things that could have been refreshed—or left completely alone. Spending thousands in places where you may never see that money back.

Meanwhile, the one or two things that actually would make a difference to buyers may not be where you're spending your time or your money.

After 15 years in real estate, one thing I know for sure: there is no universal checklist for getting a house ready to sell.

What makes sense for your neighbor's house may make absolutely no sense for yours. It depends on your home, your neighborhood, your price point, the competition—and what buyers in our market are actually responding to.

And sometimes my advice really is: don't spend the money.

That's exactly why I offer a Mini Consult. Give me an hour. We'll walk through your house together, talk about what you're hoping to accomplish, and I'll tell you what I think is worth doing, what I'd skip, and where your money will have the most impact.

There’s a big difference between knowing a good Realtor… and knowing one you’d trust with your people. 🤍

Because when you send me your friend, your neighbor, your coworker—or your own family—you’re not just giving me a lead. You’re trusting me to take care of someone who matters to you.

And I don’t take that lightly.

Yes, knowing the market matters. Experience matters. Negotiating matters. But so does knowing when to say, “We need to push back on this.” Or “I don’t love what I’m seeing here.” Or even, “I know you love this house…but I really don’t think this is the one.”

Sometimes my job is to help you get the house.

And sometimes my job is to help you walk away from it.

After 15 years in real estate, I know the greatest compliment I can receive isn’t a closing—it’s when someone trusts me enough to send someone they care about my way.
