These sellers are getting ready for an exciting move out of state, and I know they’re looking forward to being done with all the back-and-forth commuting once we finally make it to the closing table.

We’ve already made it through inspections and negotiations, but there are still a few steps ahead including repairs, appraisal, lender requirements, and all the scheduling and coordination that happens behind the scenes before closing day arrives. 🏡

🚨Happy First-Time Home Owner Alert! 🎊

They used a Rural Development loan with $0 down, and thanks to how their contract credits and closing costs worked out, they actually left closing with a check instead of bringing money to the table.

That’s definitely not the outcome every buyer should expect but it was a pretty exciting surprise for their first closing day! 🏡Shoutout to Kasey Sartin at Standard Mortgage Corporation for making the loan process smooth and stress free for the home Buyers and getting us to the closing table ahead of schedule.

How many houses does it take to find the right one? 🤔

For these buyers, the answer was four!

They had already seen a few homes and were torn between two they really liked. Both were strong contenders. Then we walked into this newly remodeled home just outside the Benton city limits.

The conversation shifted pretty quickly from

“Which one do we like better?”

to

“Okay… this might be the one.”

As first-time homebuyers using the Rural Development $0 down loan program, they’re now one step closer to owning their very first home! 🏡

Full-circle moment today.

I first met this seller in 2021 through an email asking for help with a military move from California to Barksdale Air Force Base. We found their home in Bossier and stayed connected long after the keys were handed over.

Earlier this week, we said our goodbyes over dinner before they headed out of Louisiana. Today I went to the closing table without them, signing as their POA and wrapping up this chapter on their behalf.

Bittersweet for sure, but I’m grateful to have been part of both the beginning and the ending of this chapter; and the friendship in between. Wishing them ALL the best ahead. 🫶
