🍂 FALL 2026 REAL ESTATE UPDATE | SHREVEPORT–BOSSIER 🏡

The seasons are changing—and so is our local real estate market.

If you're thinking about buying, selling, or investing this fall, here are a few trends we're watching at NWLA Asset Management LLC:

🏡 BUYERS HAVE MORE ROOM TO BE SELECTIVE

Shreveport entered August with roughly 1,581 active listings, and Realtor.com classified the city as a buyer’s market. That means sellers need to pay close attention to pricing, property condition, and presentation.

💰 PRICING MATTERS MORE THAN EVER

The median Shreveport listing price was about $199,900 in August, down approximately 5.4% from a year earlier. Across the broader Shreveport–Bossier metro, the August median listing price was approximately $239,900.

📍 BOSSIER CONTINUES TO SHOW RESILIENCE

Bossier Parish's typical home value was approximately $247,060, up 1.7% year over year as of July. Half of recently measured sales were below list price—another reminder that today's buyers are paying attention to value.

🔑 GOOD HOMES CAN STILL MOVE

A slower overall market doesn't mean buyers aren't buying. It means well-priced, well-maintained and properly marketed properties have an opportunity to stand out.

🏘️ AND DON'T FORGET THE RENTAL MARKET.

For investors, rental property remains an important part of the Northwest Louisiana real estate picture. Zillow's July data showed average rents up 4.6% year over year in Shreveport and 4.8% in Bossier Parish.
🍁 What does this mean for YOU this fall?

SELLERS: Don't automatically price your home based on what your neighbor sold for two years ago. Today's buyer is comparing your property against today's inventory.

BUYERS: You may have opportunities to negotiate that weren't available during the frenzy of previous markets.

INVESTORS: Purchase price is only half the equation. We're looking at rent potential, condition, expenses and long-term performance before calling something a good investment.

Real estate is LOCAL—and sometimes the difference between one neighborhood, school district, or even ZIP code can be significant.
