🏢 Thinking about buying a condo in Shreveport or Bossier City? There are a few things you need to know BEFORE you fall in love with one.

First—a condominium and a townhouse are not necessarily the same thing. Do you know the difference?

More importantly…

Does your lender finance condos?
Will the condo development qualify for YOUR type of financing?
Can you use a VA or FHA loan?
What does the monthly HOA fee cover?
Who is responsible for the roof, exterior, insurance, and common areas?

Condo financing can come with some unique requirements, and discovering a problem AFTER you're under contract can cost you valuable time—and sometimes the condo you wanted.

The good news? Condos can be a fantastic option for buyers who want to own real estate without spending their weekends mowing the yard or worrying about exterior maintenance. They can be especially appealing for busy professionals, military buyers stationed at Barksdale AFB, downsizers, first-time buyers, or anyone looking for a lower-maintenance lifestyle in the Shreveport-Bossier area.

🍴 SHREVEPORT-BOSSIER FRIENDS — I NEED YOUR HELP!

I’m putting together a Fall list of local restaurant recommendations for my real estate clients who are moving to Shreveport-Bossier and Northwest Louisiana. And I don’t want this to be a list I pulled from Google. I want it to come from the people who actually live here, eat here, and know where the good stuff is.

If you know me, you probably already know MY favorite. 😂 But I want yours!

And don’t just give me the fancy date-night spots. I want the whole list.

Where do you take the toddlers and still get really good food? Where do you meet a friend for lunch? Who has the best burger? Best breakfast? Best patio? Best pizza? Best locally owned hidden gem? Where do you take out-of-town guests? And YES — coffee shops absolutely count. ☕️

And because Shreveport-Bossier has approximately 10,000 Mexican restaurants 😂, if you nominate one, tell me WHY yours belongs on the list. Is it the salsa? Margaritas? Fajitas? Street tacos? Queso? Service? Tell me what to order!

My two biggest criteria are simple: consistently good food + consistently good service.

Welcome home to Benton, Louisiana! 🤎🐴

Down a gravel road on more than 5 acres, this little country haven will now be home to some of my newest friends.

They moved to Northwest Louisiana from out of state and were searching for something pretty specific—a property with enough land and the right setup to bring their horses home, too. This rustic Benton home and barn turned out to be just what they needed, and they had the special privilege of purchasing it from the original owners.

There was a LOT of work behind the scenes to get this one to the closing table. From the family who worked hard to get the property ready to sell, to the survey company, title company, lender, and the seller’s agent—it took patience, persistence, cooperation, and plenty of problem-solving from everyone involved.

But diligence won the day, and everyone left the closing table happy. Those are the closings I love most.

One of my favorite parts of being a Realtor is helping people relocate to the Shreveport-Bossier area and find the kind of property that truly fits the life they want to live. Sometimes that means a neighborhood close to Barksdale AFB, and sometimes it means acreage, a barn, horses, and a gravel road in Benton.

Six years ago, I sat at a table with this precious couple as they prepared to move across the country and purchase their dream home in the country.

Today, I sat with them again—this time as they handed the keys to that little slice of Springhill heaven over to its next stewards. ❤️

But I also had the privilege of helping them begin their next chapter: an equally quaint and precious cottage in town. No acres to maintain, a little simpler way of life, and within walking distance of their church and the homes of good friends.

I don’t like to stereotype, but there really is just something different about small-town real estate.

It’s the fabulous local vendors who jump in to help get a house ready to sell. It’s watching phone numbers get exchanged at the closing table. It’s making sure the new owners know the water man and the mailman by name. It’s neighbors, friends, buyers and sellers all doing their little part to make a transition easier.

And somewhere along the way, friendships and trusted relationships are forged—and, over the years, galvanized. You start out helping someone buy a house, and six years later, you realize just how much life has happened between those closing tables.

Maybe that’s what I love most about helping people buy and sell homes in the small towns of Northwest Louisiana. The transaction matters, of course—but so do the people, the relationships and the community surrounding it.
