the average time it takes most Buyers to close on their new home is 30-45 days. HOWEVER- it you’re needing to be above average or move quickly- here are 3 things you can do and discuss with your Mortgage Lender and Agent to make it a possibility.
1. Respond Immediately to Document Requests⌛️⏰: Lenders have strict deadlines for underwriting. Buyers should enable e-signatures and upload pay stubs, bank statements, or tax returns the exact day they are requested.
2. STOP SHOPPING! 🚫Freeze Financial Activity: Buyers must avoid changing jobs, making large purchases (like furniture or cars), or shifting money between accounts once under contract. New debts or unexplained cash deposits can trigger time-consuming underwriter conditions.
3. Secure Homeowner's Insurance Immediately💸💡: As a buyer using a mortgage home loan your homeowner insurance will be rolled into your monthly mortgage payment. Buyers paid homeowner's insurance policy is required before a loan can close. As a Homebuyer you should shop for insurance ASAP, this will give you a clearer picture of what your monthly house note will be. Shop around with your current insurance (auto, homeowner) and see if bundling discounts will be an option. In the first week under contract select a provider. Then, provide the quote you feel best with to their lender early in the process to prevent last-minute delays. **Cheaper insurance may lower your monthly note but it could also mean LESS COVERAGE!
