Red Bank, NJ!

Let’s talk about inventory. As of now, Red Bank has a limited supply with just 0.78 months of inventory. This means that Red Bank has less than one month’s worth of homes for sale at the current pace of buyers. If no new homes came on the market, everything available would be sold in about 3 weeks.

What does this mean for you? Simply put, homes are moving quickly, and competition is fierce.

The median sold price for homes in January was $720k, reflecting a 21% increase from the previous month. This suggests that buyers are willing to pay a premium, likely due to the competitive market conditions (more demand with less available supply). Homes are selling at 102.58% of their list price, showing that offers are often above the asking price and closing out for more than ask.

Getting back into the swing of things after time well spent on cloud 9 🥰

Not pictured: all of the delicious food, the St. Thomas -> St. Croix “vomit comet” ferry (do not recommend), the bioluminescence sea thru kayak guided tour, all the piña coladas, the incredible people we met along the way - who even celebrated our engagement with us like they’ve known us forever, the smelliest and cutest beer-drinking pigs (don’t worry, they’re sober now with non-alcoholic Coors), the Captain Morgan distillery (a must-do considering captain is my go-to.. with ginger ale and lime 🍋‍🟩), the parrot fish, barracuda and sea turtle we swam with, as well as all of the sunshine we could ever handle and then some 🌞
