1) Adjust the price.

A high price tag is often the biggest obstacle to a quick sale. Maybe it's a tad too high compared to the neighborhood average or isn’t in line with your home’s condition. Perhaps it’s time to reopen that conversation with your agent.

2) Improve the condition.

A chip in the paint or a squeaky door could turn potential buyers away. Maintaining your property and doing necessary repairs shows buyers your house is ready to be their home.

There's no denying it—our furry friends bring warmth and love into our homes. ​​​​​​​​​​​​​​​​​​ Here is a Stunning Stat: There Are More American Households With Pets Than Children.

According to the U.S. Census, the share of families with children under the age of 18 living in the home has continued to decline.

Throughout the COVID-19 pandemic, Americans adopted pets for companionship and entertainment.

Given the increased share of pets in households, and the increased time and resources spent on pets, it’s no surprise that some buyers consider their pets one of the most important factors when making home-buying decisions. Factors such as proximity to the vet and outdoor space are important for buyers with pets. Among unmarried couples, nearly one-third of buyers considered their pet when deciding on a neighborhood compared to 14% of married couples. One-quarter of single women factored their pet into their neighborhood choice compared to 16% of single men.

This is not a surprise, as pet owners—particularly dog owners—often look for properties and neighborhood features that give their furry friends room to run and play.

Ryan Serhant said that 2023 felt like a Sunday hangover.​​​​​​​​​​​​​​​​​​I can personally resonate with that. Throughout the last few years, I have consistently pushed my limits, juggling work commitments, extensive travel, and family commitments during a five-year building phase.

In 2023, I intentionally turned inward, minimizing my presence here. Most evenings were dedicated to activities like yoga, quality time with my four-year-old nephew, maintaining a healthy diet, tending to my garden, and being in bed as early as possible.

Being self-employed entails navigating varying degrees of busyness, with each year presenting its unique challenges. Some years pose questions, while others provide answers. For me, 2023 was a period where I gathered ideas, energy, and questions.

Gradually emerging from this cocoon, I understand that balance, particularly for working mothers, manifests in cycles—embracing busyness, rest, idea generation, nurturing growth, working towards fruition, and then repeating the process.

Stepping into 2024, having experienced significant transitions such as marriage, pregnancy, my first child in college, and this insane housing market, I recognize the cyclical nature of life's phases and the accompanying uncertainties.

2024 appears poised to offer answers, and the apt descriptor for this year seems to be "expansion," mirroring the growth in our family and the continual pursuit of balance, business development, and personal growth.

Having emerged from the "2023 Sunday hangover," I am fully immersed in 2024, eagerly anticipating its experiences and challenges.

2. Keep tried-and-true appetizer ingredients (and bottles of wine) on hand. Perfect for last-minute gifts or impromptu gatherings.​​​​​​​​
3. Stock up on towels and toilet paper. A must and total no-brainer. ​​​​​​​​
4. Splurge on fancy disposable plates, cups, and silverware. ​​​​​​​​
5. Wash or replace guest room linens, pick up extra toiletries, and swap old pillows for new, so you'll feel confident your guests are nestled and all snug in their beds.​​​​​​​​
