Just read a listing description for a normal single family residence home where the realtor advertised the home as being “situated on a well-maintained foundation”

(Sarcastically) nothing gets me more excited to buy a standard, non-investment/rehab property house than reading about a well-maintained foundation in the first paragraph of the listing description

The home is located in a "hot" area for residential real estate - the neighboring home on Millcreek recently sold, and many homes on Deer Path (other side of pond) have listed in the recent past.

The lot is massive, and the home itself is unique. The 3 bay garage seems to have a present dual purpose as a congregation/worship facility with a stage, drum kit, audio engineering equipment, kitchenette, etc. There is a covered deck developed along the pond bank in the back side of the lot as well as a dock with paddleboats. The backyard is vast with few trees and a fire pit.

This condo (right half of the condo in picture) matches the aesthetic of many homes along this road and does not include an HOA. The neighbor spoke with me for some time after I viewed the home and told me they had shared the cost of replacing the roof and also the cost of the walkway between the homes - seemingly a private agreement between both neighbors. The neighbors had moved into the adjacent condo in 2017.

This could be a perfect home for someone looking to lead a simpler life without - what some believe to be - the red tape of a condo association.

There is a nice pergola and trellis in the backyard as well as a row of conifer trees at the rear boundary. Home appeared well-kempt and maintained, and the seller has affinity for maritime wallpaper and oak trim

The bi-level stairs are to the left of the front entrance, with the lower level likely utilized as a master bedroom/bath and W/D room space; the upper level has 3 smaller, fun bedrooms with 1 full bath. Additional stairs from the upper level lead to the lofted area with the dormer ceilings (but a fair amount of cubic space)

The lot itself is smaller and on the corner of Lunar and Armstrong

Not many homes in Sidney are closer to Deam Park or the Sidney-Shelby County YMCA

Home is interesting. It is in Troy, very near to Tipp City and the Dave Arbogast dealership. It is surrounded on 3 sides by leafy trees. The front door opens to a hallway and side of the staircase leading to the upstairs - one must make a sharp left or right turn immediately after entering

The backyard is lined with greenery, but you can see traffic from the road running behind the greenery

Many things to like about this house and those are excellent with renovation may have application for imagination here. The home entered a pending sale in April 2024 and again in June 2024 for $409, 000

This home will - as the kids say - live "rent free" in my mind for some time

My perception of the home is the upstairs allows for the 5 bedrooms + 2 or 3 full baths + family room, while the downstairs has a den/living room + dining/eating, 1/2 bath, and 1 extra room leading to the 3 seasons patio, facing the backyard

This home continually spoke zen to me with the neutral colors, simple designs, blended textures, supplemented by many tall, mature leafy trees along 1 side of the house and scattered throughout much of the neighborhood. I routinely heard these trees as winds blew between 12 and 19 mph during my visit

The garage itself allows entry into either a) the kitchen, b) the backyard, or c) the upstairs family room

I believe this property must be toured in-person to be appreciated, and I would love to be the one to show it to you

To me, this home feels more like early-to-mid 20th century America and less 1851, the year the home was built

I think Chip and Joanna could get together and make this home absolutely premier
