TENANT CRITERIA - PLEASE READ!
Thank you for your interest in our properties! Please see the application approval guidelines of our application system below prior to requesting an application.
Applications are by invitation only and will not be sent until prospective tenants have reviewed our tenant criteria, which has been provided below. Once reviewed, you may request a tour of the home and an application. ALL OCCUPANTS 18 YEARS OF AGE & OLDER MUST APPLY. Please provide Name, Phone Number and email address for each person applying. A $50 charge for the credit/background check will be required during the application process for each applicant and is non-refundable.
Please Note: Pets are approved on a case-by-case basis for all rental homes. If you have any pets or animals, please send a photo of each animal and the following information prior to submitting an application (Our office will not be responsible for applications denied due to pets if the Applicant did not disclose the information and/or get approval prior to applying): BREED, AGE, WEIGHT, GENDER
Our application process can take up to five (5) business days as we attempt to contact references and verify all employment, credit/background, and rental history information. Please keep in mind, we will process applications on a first come first served basis. Approved applicants are expected to sign a lease for immediate occupancy. We will not hold properties for anything other than immediate possession.
•System Approval of application: Prior to manual evaluation for the particular property
3x Monthly rent in income, 640+ credit score and less than 3 accounts in collections (System automatically filters out collections that are less than $100.00, Medical collections and Student loan collections)
PLEASE NOTE: System approval does not necessarily mean any applicant is approved for any particular property. All applications are reviewed and the applicant(s) that best meet our criteria for the home will be given the option to sign a lease. Should that applicant fail to accept the property, the next qualified applicant will be chosen. This process takes several days as all information is verified and references are contacted. Rental and employment histories are also completed.
•Manual Review of application (any of the following will send the application for review by the Broker):
2.5x to 2.99x monthly rent in income, a credit score between 540 – 639, Open bankruptcy, discharged bankruptcy in the last 3 years, 3 or more accounts in collections, an eviction more than 1 year ago but less than 3 years ago and/or any criminal records.
•Automatic Denial of application:
Less than 2.5x the rent in income, a credit score of less than 540, an eviction within the last year (365 days), false information provided on application and any background flags for OFAC/Terrorist watch list database.
SPECIAL NOTE: Please keep in mind, when completing the application your answers are expected to be truthful and pertain to you, the individual, not any other person applying with you. Always include copies of income verification and IDs. In addition, all references should be friends, co-workers, employers, or other acquaintances, NEVER family members.
