If you think realtors just open doors and sign papers, please enjoy this video of me having a full-blown identity crisis. 🙃👇 Being a real estate agent in today’s market means being a master of disguise. Depending on the hour, I am currently operating as:
🕵️‍♂️ The Undercover Agent: For when you want to offer $100k under list price on a house that hit the market yesterday. (Hey, I’ll write it, but I’m bringing my shield).
🔧 The On-Call Handyman: Suddenly I’m an expert on 1950s HVAC units, foundation cracks, and whether that spot on the ceiling is “character” or a major leak.
🛋️ The Licensed Therapist: For the late-night panic texts, the pre-closing jitters, and navigating the emotional rollercoaster of bidding wars. (My couch is always open).
🔮 The Resident Fortune Teller: Gazing into my crystal ball trying to predict exactly what interest rates will do next Tuesday. (Spoiler: My crystal ball is currently buffering).

When you’re saving up to buy a home, it’s easy to focus entirely on that big down payment number. But the truth is, there’s a whole crew of “outside costs” waiting for you at the finish line. If you aren’t prepared, they can seriously drain your bank account before you even get the keys! 💸
Here are the big 3 hidden costs you need to budget for:
* **🔍 Home Inspections:** You *need* to know what’s behind those walls before you buy. A general inspection, plus specialized ones like pest, radon, or structural, will happen out-of-pocket before you close. Budget around **$500–$1,000+** depending on your area.
* **🏦 Lender Fees:** Getting a mortgage isn’t free. Lenders charge for underwriting, processing, credit checks, and the mandatory home appraisal. This can easily add up to **1% to 2%** of your loan amount.
* **📜 Escrow & Title Charges:** These are the unsung heroes who make sure the house legally becomes yours and the funds are handled safely. Title insurance, escrow fees, and recording fees protect you from future legal nightmares, but they come with a price tag.
