Here’s how good people end up house poor in a property they love.

When a bank checks your debt-to-income ratio and spits out a maximum approval, most buyers assume that’s their budget. They stretch, they sign, and six months later they’re feeling the squeeze.

Here is what that looks like right here in **Sierra Vista and Cochise County**:

* **The Local Reality:** The median home price in Sierra Vista sits around **$300,000 to $325,000**. A $600,000 approval in our market buys a high-end property in places like Kings Ranch, Wild Horse, or a custom build on acreage in Hereford. But buying at that ceiling means paying nearly *double* the local average in taxes, insurance, and utilities.

* **The Hidden Monthly Costs:** Your mortgage payment is just the start. On a $600,000 home, Cochise County property taxes, rising homeowners insurance, and PMI (if you put down under 20%) can easily add **$600 to $900+ every single month** above your principal and interest quote.
