So much went into getting this home on the market, and I love sharing that process with you guys, even if I’m terrible at documenting every single part of it 😂

One of my favorite things about my job is that I don’t just write contracts and collect signatures. I do SO much more than that.

I’m the person on the phone at 10pm when my clients are stressed and just need someone to talk them through it. I’m the big bad wolf when family members start planting fear and doubt in a first-time buyer’s dreams. I’m the one showing up with energy drinks, power tools, and a “we’ll figure it out” attitude when a house needs a little extra love before it hits the market.

Sometimes getting a home ready to sell takes more than scheduling photos and putting a sign in the yard. It takes time, problem solving, a little elbow grease, and someone who’s willing to actually show up.

And if there’s something I CAN do to help get it done, I’m going to do it. Y’all are in trouble if I ever learn how to do flooring 👀😂

I genuinely think THIS is what sets me apart in real estate.

We all know how to use the forms. We all know how to send a digital signature. That’s the job on paper.

But would your Realtor do the dump runs? Paint the walls? Install the baseboards? Help get the house cleaned up and ready for photos?

This one was a JOURNEY - in the best way.

My buyer came to me as a first-time VA buyer and in the beginning had a lower pre approval amount, but after working through the numbers, we were able to get that approval up and give him way more options.

And we definitely used those options 😂 We toured 15+ homes across Mason, Kitsap AND Pierce County, looking for the right home for him and his growing family. We weren’t just trying to find a house, we wanted something that made sense for them long term and made him feel proud to call it his.

And we found it. 🫡🤍

We didn’t have the highest offer price, but with strong financing, favorable terms, and great communication with the listing agent, we got it! accepted ! We were able to negotiate 100% of his closing costs, and then the appraisal came in higher than our purchase price, giving us room to use that equity to buy his rate down even further.

So not only did he get the house, he got a better rate and his closing costs covered. 🙌🏼

Couldn’t be happier for this family and everything we were able to pull together to get them HOME. 🏡🔑

I am beyond proud of these buyers who became friends 🤍

Originally they had reached out to learn about the home buying process and interview agents to find a good fit for them (that’s an extremely important step I see many people overlook, because it will truly make a difference in your home buying / selling experience). We met at a local coffee shop and I had the pleasure of meeting the whole family! We talked about their family, their work, and their long term goals when it comes to owning a home in WA (these buyers are active military, so we never know where they’ll end up down the road!).
I was STOKED to hear that these guys didn’t just want a home for their family while stationed up here, but something that they could keep in the family for years to come and turn into a rental later in life when the time comes. We talked about not only my experience with helping buyers in that industry, but also my personal experience with buying and owning rentals. We instantly connected and they started the loan process with Taylor Radniecki and his team. By the end of the week, we had a pre approval. We didn’t want to dive in right away, because while having a pre approval is one piece of the whole puzzle, we wanted to make sure we found something that actually fit their family’s needs AND had strong rental potential in the future.
I made the joke they might fall in love with one of the homes we were scheduled to see, and they were quick to brush that off (photo for reference 😉)

We had a great day, saw some homes that were super cute but just didn’t give my buyers “the one” feeling- and then we went to our third showing; the one we were all most excited about. Within 5 minutes of being on the property, my buyers were telling me to get my laptop out and write the offer 😂.
This home was TRULY perfect. It hit EVERY single box they wanted PLUS some bonus features.
I negotiated the sellers to pay 100% of my buyers closing costs AND we closed in 21 days thanks to Taylor and his team on the lending side.

THAT is what happens when you have a solid team working with you.

This was such a beautiful experience, and I’m so happy I earned these guys trust to help them with this massive milestone.

Another sold post for another amazing client 🫶🏼
I got a call on a Tuesday afternoon from another agent asking if I could help these clients with selling their home so that they could start their new journey down in OR.
We met on Thursday, and by the following Wednesday we were live on the market 💪🏼
Unfortunately things didn’t go as smooth as we planned- we received an offer within 5 days of being on market (yay!), those buyers TERMINATED the contract 12 days later due to cold feet (boo🍅) and then we sat for another two weeks.. we lowered the price by $5k to get more eyes on it and offered to pay a buyers closing costs, got a new offer at asking price (yay!) and then those buyers had concerns with their drive to work and WE had concerns about what an appraiser would call out : sellers could not afford to fix anything on the home in the event something did get called.. and neither could buyers.. womp womp.. we terminated.. again.
But fear not- we ended up getting an ABOVE CASH OFFER (5k above the ORIGINAL asking price when we first hit the market) with a waived inspection, and closed in 10 days. 😇💪🏼 It was definitely an emotional roller coaster for my sellers, but I am SO proud of them for sticking with it and keeping a positive attitude through it all!
