Many of the homeowners in our area has an interest rate under 3%.
This is shared from Matthew Gardner, a PNW economist that keeps us all on track.

The FHFA just released U.S. residential mortgage data for the second quarter of 2025, and it made for some interesting reading. Unsurprisingly, the share of homeowners who have a mortgage rate of below 3% has dropped; however, just over one fifth (20.4%) still benefit from the ultra-low rates seen in 2021. The maps show the share of owners in the States where most homeowners who have rates at or below 3% reside, as well as the share in each of the 9 US census divisions.

Sellers and those thinking about selling their properties, realize we are returning to a more normal market.

About half of homes are selling for under their asking price right now.

While that feels very different from the past few years, it’s actually a return to what’s considered normal for the market.

And the sellers who succeed today are the ones who recognize this shift. They price smart from day one, make their home stand out, and stay flexible when buyers ask for give-and-take.

Foreclosure headlines are making noise again – and they’re designed to stir up fear to get you to read them. Here’s some data that can put the numbers into perspective.

For context, only 1 in every 758 homes had a foreclosure filing in the first half of 2025 (that’s 0.13%). But during the crash? Back in 2010, Mortgage News Daily says it was 1 in every 45. That’s a big difference.

So, don’t let the headlines scare you. I’ve got the data that can replace fear with facts. This isn’t a sign of trouble – and we’re nowhere near crash levels, no matter what the headlines seem to say.

There are more homes for sale.
And that means more options for your move compared to the same time last year. But how much inventory has recovered is going to vary. In some areas, we’re back at more normal levels. But in others? We’ve still got a ways to go. This visual breaks it down: - There are more homes for sale than a year ago in every region (the blue bars). - In the South and West, inventory is just above pre-pandemic levels (the green bars). - But in the Northeast and Midwest? It’s still below normal, even though it’s growing (the red bars). The market might be starting to rebalance as inventory grows, but what’s happening in your neighborhood could be very different from what’s happening nationally.
