That can be painting, junk removal, landscaping care, anything else you can think of and almost always a professional cleaning team to make the house sparkle. 5)The final step is that Team Howlett stages the house FOR FREE to make it look like a model home. We take amazing photographs, a 3D tour and market the house like crazy all over the internet. Michael and his Dad replaced the flooring in the living room, dining room, hallway, and family room with beautiful LVP flooring. Then Michael moved with his family and pets to Texas. We coordinated having the carpet replaced in all 4 bedrooms and the stairs after they moved out. We met with Kitsap Junk Removal to take everything that Michael didn't want to take to Texas. They are a great company and even cleaned up the yard! My husband Eric took all the leftover chemicals to the Household Hazardous Waste Facility in Bremerton. Eric even returned Michaels cable box to Port Orchard for him. We are full service real estate agents! Michael and Lisa bought their house in 2020 for 437,000. They sold it for 580,000 in 2024. Now THAT is a success story! Pre-market preparation sure paid off for this young family!!!

HOW DO YOU GET AN OFFER ACCEPTED IN THE COMPETITIVE REAL ESTATE MARKET OF 2024 IN KITSAP COUNTY?While the local real estate market in Kitsap County has calmed down from it's insanity at the height of the pandemic, it is still very challenging for buyers in the entry level homes. Sadly, an entry level home in Kitsap County means somewhere between 300,000 to 500,000. There are still multiple offers on properties that are new to the market, intelligently priced and in good condition. In the 2024 market, there will probably "only" be two or three offers, instead of 10-12. So how do you get into home ownership, especially if you are obtaining a VA loan with zero down and need your lenders closing costs paid for by the seller?! Team Howlett has helped many clients overcome the obstacles to getting an offer accepted. Take our wonderful first time home buyers Isaiah and Caitlyn. Their son Vincent had just been born the first time I met them. What a cutie! After loosing out on several houses, we pulled out all the stops for the one they really wanted. First of all we did a pre-inspection.That means we did an inspection BEFORE we submitted the offer. That achieves two important things. We find out if the house is safe and it also means we can waive the inspection in the offer and sellers LOVE that. They needed their closing costs paid. We took that amount and started our offer that much over the asking price. Then we used something called an escalation clause. An escalation clause says that you will pay X amount over the other highest offer with a cap of X. So the combination of these three things got this adorable family their first home!! The picture is when I dropped in to see them after they moved in. That was the day that Vincent laughed for the first time! I LOVE MY JOB!!
