Is Silverton in a buyer's market right now? The data says yes — and the data also says property values are still going up. Here is what is actually happening.

As of June 2026, there are 24 active residential listings in Silverton with a median list price of $664,000. Homes are averaging 90 days on the market, and inventory has grown 33% compared to this time last year. That is the definition of a buyer's market.

But here is what surprises most people: the median estimated home value in Silverton is $639,680 — up 5.9% over the past 12 months. Values have more than tripled since 2008 and they are still climbing, even as inventory grows.

What does that mean in plain terms? Buyers have more choices and more negotiating room than they have had in years. Sellers who price correctly are still moving properties. And the fundamentals that draw people to Silverton — the scenery, the character, the relative value compared to Telluride or Ouray — have not changed.
