10 Overlooked Real Estate Tax Deductions

Tax season is upon us! Here’s a quick list of tax deductions often overlooked by homeowners:

1.) Home Acquisition Mortgage Loan Fees -

If you paid a loan fee to obtain an acquisition mortgage, that loan fee qualifies as an itemized interest deduction.

2.) If You Bought of Sold Real Estate Last Year, Deduct Prorated Real Estate Taxes -

Be sure to deduct your share of the prorated property tax paid at the close of escrow.

3.) Loan Fees Paid to Refinance a Home Loan -

Any loan fee paid must be deducted over the life of the mortgage.

4.) When Refinancing, Deduct Any Undeducted Loan Fees -

Deduct on last year’s income tax returns any an undeducted loan fees from a prior mortgage refinance.

5.) Home Improvement Loan Fees -

Fully deductible in the tax year the loan was paid.

6.) Deduct Prorated Mortgage Interest in the Year of Property Purchase or Sale -

Your closing settlement statement shows your prorated share of mortgage interest.

7.) Mortgage Prepayment Penalty -

This prepayment penalty qualifies as an itemized deduction.

8.) When Land Rent Payments Qualify as Interest Deduction -

Allowable when the leased land is
a.) For at least 15 years
b.) Freely assignable
c.) Contains a present or future option to buy the land
d.) Like a security interest; such as a mortgage

9.) Home Construction Loan Interest -

Deductible if the construction period does not exceed 24 months before occupancy.

10.) Deduct Prepaid Property Taxes and Mortgage Interest -

Deduct the extra mortgage interest and property tax payments on last year’s income tax returns.
