Even the "covidiocy" cannot stop me from resolving real estate issues. I have somehow acquired the estimation and business revenue estimating genes of my parents, as it would appear that I can finally solve a problem that a county and a state government created for me and others about 25 years ago. I am blessed to be connected with good real estate professionals who have really good connections with business. Maybe I can get the final monkey off of my back and rebuild Buffalo Properties LLC back to the place it was. We shall soon see.

About 10 years ago I did some rather aggressive marketing with regard to hard money lending, and my company name is STILL OUT THERE, but now I am getting inquiries about renting commercial property. The latest is from a contact in the Union, South Carolina area. I cannot help them directly, but I will pursue some assistance from people who do. If you know of someone who is involved in commercial office property in Union, or if you are, let me know.

I get more contacts from simple word of mouth than by any other means now. Too bad I am not quite active in that same arena, but at some point I might again be.

A major transaction was completed yesterday at MY price to assure that a property I owned would be used in the way I had envisioned it and with people who understand what the property is and how it fits into an area tied to a national forest. What I owned was something quite rare to find in America anymore. It had a vista that someone walked into 200 years ago and farmed and cared for. You can see three states from that vista. I was able to purchase it at a bargain price. The original owners are buried there, and their graves marked.

Even though I will not be able to pursue the dream I once had of living there, I feel very confident that those who now own it will be able to enjoy it without destroying the history of that property.

Perhaps when I set up a new blog I will comment further about the selling process and how important it is to fully understand your customer. If you understand what is unique about what you own and you can identify people who share that same desire, price is meaningless, as the price is perception. Even against unfavorable market valuations, if your buyer sees your vision, you can name your price and still KNOW, as I do, that the buyers have purchased and will care for that chunk of gold that you owned. If you understand that, you can sell anything to anyone at any reasonable price and know that you have done that person a service. Remember that Zig Ziglar said that if you helped people get what they want, you can get what you want. That is certainly still true today.

I have had conversations with people who have a combination of 7 decades of experience in real estate. It is possible that I could partner with entities in certain real estate projects going forward.

There are two primary issues:

1) It may require me to partially curtail trading, which I am not interested in doing and,

2) It will take licensing and more than a small amount of due diligence to write a business plan that covers the legal, financial, and logistical aspects of this business.

It will likely take me about a month to figure this all out. It will mean either an expansion of opportunities in a slightly different direction than before or perhaps the end of the entity as I began it, altogether.

I will keep you informed as all this plays out. More soon.

I am in the process of selling property in a private equity transaction. We may be starting over with income generation with a smaller footprint, but I will be able to comment further on this with time. More soon!

We are still laying the ground work for wholesaling and other forms of real estate transactions, though it is still probably 2 to 3 months off. I am building a network on two separate fronts. I am trying to coordinate with the head of the second network to be sure that it is stable. That may require some travel to make certain that the processes are in place. Stay tuned everyone. Things, I hope, will become much more active here shortly.

Folks, in case anyone is wondering, Buffalo Properties, LLC will be suspending rental payments on our properties from our tenants (and there are very few now as we have liquidated a couple late last year). We are also trying to prevent foreclosure with the ones we do have. I will cease commentary about what is going on, but it hurts everyone's present and future if people cannot work. We need to balance the risks of life to be sure there is a future for parents, children, and citizens generally to be secure in their lives. Let us all hope that these risks are considered as this nation bleeds itself slowly to death economically. I WANT MY TENANTS to survive this. Let us hope others in leadership understand that life is not riskless, and that civil disorder must be avoided at all costs. Help your neighbors out folks. Many are hurting severely at this time. More soon as things develop.

It is entirely possible, if there is a massive economic setback, that I may get involved in wholesaling to a minor degree. I know the Greenville area is saturated with wholesalers, some ethical, some not so. If you have the time, please comment on this if you are a wholesaler. I know people search this page frequently, even though I am an infrequent contributor ( as I have been pretty absent from the housing funding or hard money lending aspects of it for quite a few years, as prices have escalated beyond value levels. Let me know!

Still no news yet. Be patient. I am planning out strategies to increase cashflows via partnerships with other investors. It is all being mapped out, but it will take time. Stay tuned.
