Success story time 📚

My buyers came to me with a goal in mind to purchase their very first home and using a VA loan. However, the price point we were in tends to have homes that need a good amount of work, but they were not opposed to putting in some sweat equity. Here’s the hurdle we had to overcome! We got their offer accepted on this home, but knew it needed several repairs in order to pass a VA appraisal inspection. We quickly pivoted to a new VA lender that could include a renovation loan so my buyers did not have to come out out of pocket for these projects. Then we negotiated an additional $15,000 off the list price plus another $15,000 credit from the seller to reduce my buyers’ overall closing costs. Yesterday they were able to close on this property with minimal cash, knowing the siding along with several other projects would be completely financed and done right after closing. Not every situation is the same, and this is a testament to the value of working with a team who knows how to get deals to the finish line! Congrats guys and I’m so excited to see how the renovations come out! 🇺🇸🛠️🏁

Less than 3️⃣ months from the start of the home buying journey until closing day! While that may seem like a while, it’s SUPER fast for our market. My favorite part is the fact that my client said they’ve kept an eye out since we got this one under contract and of all the places that have come on the market over the past month, still loves this one the most!

So happy for my veteran 🇺🇸 home buyers!

Veterans earn the right to utilize a VA loan but that doesn’t come with a smooth ride to homeownership unfortunately. When competing with other buyers who may have Conventional loans, many sellers and listing agents may not view VA loans as strong but it’s the complete opposite. Yes, there are a couple extra property condition requirements but the % of VA loans that close 🏁 is even higher than Conventional loans. It just takes a buyer’s agent that knows how to sell this loan type as a positive ➕ even in a tough seller’s market!

Total team effort on this one! I submitted my client’s offer, had a vacation planned 1.5 days later, made sure my team was there for anything, and then BOOM 💥, her offer was accepted while I was away! My team was all hands on deck from finalizing offer paperwork, setting transaction things in motion, getting her loan application going, setting up/attending the inspection, and coordinating my transition back from my trip. This is a HUGEEEE reason why I love my team. I know my clients are always taken care of even if I’m not able to be there physically or virtually!
