Big News: We Just Sold Our House and It Was a Wild Ride!

We received 12 offers in just four days—five of them were six figures over asking! 🎉

The transition has been made so much easier thanks to a well-strategized sale and leaseback. This means we’re still living in our home as renters until our next place is ready at the end of September.

By allowing the seller of our new home to choose their ideal closing date, we made our offer stand out in a competitive market. Then, we turned around and negotiated terms with our buyers to rent back our current home. With a baby, a dog, and two cats, not having to move twice is a game changer!

It hit me last night as I was brushing my teeth: I no longer own this bathroom vanity.

What a weird time for that realization to sink in! 😂

We sold our home, but we’re not leaving just yet. In fact, we haven’t even started packing!

How’d we do it?

We executed a “sale and leaseback” agreement. Yesterday, the title to the property transferred to the buyers, our mortgage got paid off, and we received a nice big wire transfer. But we’re still living here under the terms defined in an Occupancy Agreement (which functions like a lease).

Why'd we do it?

We won our new house in a multiple-offer situation by providing several attractive terms. One of them was letting the seller choose their ideal closing date. They wanted to enjoy one last summer in that amazing backyard, and I get it!

So, the purchase of our new house doesn’t close until the end of September, which presented an obvious problem.

Most agents would suggest one of two common solutions to this problem:

Close in August and move into our furnished mid-term rental.

Double close at the end of September—sell our house in the morning and close the purchase that same afternoon.

The advantage of option 1 is the security and peace of mind of having the funds now.

The advantage of option 2 is not having to move twice.

Fortunately, we got the best of both worlds.

With a baby, a dog, and two cats (read: chaos), we didn’t want to move into temporary housing if we could avoid it.

I told each of the 12 agents who submitted offers that we’d like to rent for two months, if possible. Sellers can negotiate terms like this if they plan, price, and market correctly.

How do you effectively contact leads in today’s market?

Here are my top tips:

Email: The easiest and most familiar method. With a CRM, you can send bulk messages to many leads at once.

Text Messages: A quick and direct way to reach out.

Video Emails and Texts: Adding a personal touch with videos can make your messages more engaging.

Phone Calls: Don’t underestimate the power of a good old-fashioned phone call. It’s still one of the best ways to connect.

Pop-By Visits: Perfect for past clients and certain leads like FSBOs. Dropping by with an item of value shows you care and strengthens relationships.
