Some people think homeownership is so far out of reach because the internet says things like 20% down payment, 780 credit score, you gotta make $50k plus a year. The reality is homeownership might be closer than you know, you quite possibly could be approved today. There are so many benefits of homeownership like;

Here are five key benefits of homeownership:

1. **Equity Building**: As you pay down your mortgage, you build equity, which can serve as a financial asset. Over time, the value of your home may also appreciate, further increasing your net worth.

2. **Stability**: Owning a home offers long-term stability, with fixed mortgage rates providing predictable housing costs, unlike rent which can increase annually.

3. **Tax Benefits**: Homeowners may benefit from tax deductions on mortgage interest and property taxes, potentially reducing overall tax burdens.

4. **Personalization**: Homeownership allows you to customize your living space without restrictions, from renovations to landscaping.

5. **Sense of Community**: Owning a home can foster a stronger connection to your neighborhood, leading to increased community involvement and long-term relationships.

No downpayment? No problem, we can look at grants that you could POTENTIALLY qualify for. A gift you could receive or even potentially your 401k as well. Additionally, you don’t need 20% down you will need 3-5% on most single family homes.

No credit? Do you have 3 other lines, example: rent, Mid-American, City of Sioux City, phone bill, or even car insurance. There is a thing called alternative line of credit we could look at to possibly get you qualified for a home loan.

Low credit score? How low are we talking? I've seen FHA go as low as 580, depending on the lender that you utilize, conventional being closer to as low as 620. Also, just speaking to a lender about your credit score they could help you build a plan to get your credit up so you could be ready in 3-6 months to buy a house.

There are options out there and I am a Realtor that would look at every avenue to help you get approved for a loan because I know how it feels when you walk through the door to your new home and the excitement and future possibilities that crowd your mind. It is one of the best experiences and I am so grateful to be apart of it.

Just saw a house for rent in Sioux City and it is $1,400.00/Month. Do y'all realize that you could buy a house for that amount of money? Think about the investment you would have if you put that towards your own home vs actually paying down someones mortgage, or building their wealth.
