Here are a few things to remember if you are considering selling your home in 2026:

1. Pricing your home - The housing market has changed a lot since 2021. Mortgage rates went up, buyer demand cooled down, and there are more homes for sale now. Even though the Fed is cutting rates again, they are still pretty high. If you’re selling, it’s important to realize things aren’t the same as they were and to price your home correctly for today’s market. Price it too high and you might scare off buyers. Go too low and you could miss out on money you deserve. Even if it's not me, consulting a real estate agent about this is super important.

2. Keep emotions in check - People are staying in their homes longer than they used to. According to the National Association of Realtors, the average homeowner now lives in their house for about 10 years, compared to just 5 years back in 1985. When you’ve been in a place for that long, it’s easy to get really attached. Maybe it’s the first home you bought or the one where your family grew up.. it’s not just a house; it’s full of memories. Every room can hold sentimental value, which can make it tough to see it as just a property. That emotional attachment can sometimes make it harder to figure out the right price or negotiate a deal. Getting a real estate agent on your to-do list is important here, too. They can help you navigate the process and keep things on track.

3. Prepare to stage and clean your home. You might love the way you’ve decorated and personalized your home over the years, but not every buyer will feel the same way about your style. That’s why it’s super important to focus on making a great first impression and keeping things neutral so your home appeals to as many buyers as possible. Buyers want to picture themselves living there, with their furniture and personal touches. It's important to have someone with an objective eye to assist you in the process.

I think we're all adults, so I'm not going to sugarcoat this: Homeowners, you can't sell your house "as is" and get top dollar anymore. Last week, I met with a Greater Sioux Empire homeowner to discuss listing their home and at first, they didn't like what I had to say. Long story short, their house needed some work.

After all, homes in Greater Sioux Empire ARE in demand and selling relatively quickly. But here's what I wanted them to understand: by taking a day or two and knocking these to-do's out, they could MAXIMIZE the offers they ARE going to get. If spending a weekend picking up your home could mean getting a couple more thousand on an offer, it's worth it.

Sure, they absolutely could list the home as is, without putting any work into it, but that also means they could miss out on some offers. Here's what I mean:

1. There was no curb appeal. Bushes in the yard were overgrown and the front stoop was sprinkled with dirt and old leaves.

2. The inside was a bit cluttered. They had filled their home with fantastic memories, but they were THEIR memories, not those of potential buyers.

3. The spare bedroom was a "catch-all room," you know, the spot where you drop everything and "get to it later."

4. The kitchen counter was littered with a toaster, a KitchenAid mixer, utensils, cookbooks, and baking ingredients.

Here's what I advised them to do:

1. Pick up the sticks, cut back the bushes, and run a broom over the front stoop (better yet, spray it down once you are done!).

2. Take your photos off the wall. Place them in a box since you'll be moving anyways (get ahead of the game)!

3. Clean out the spare bedroom. Take that day and go through those items you always said you would. Drop stuff off at a donation center, toss it, or pack it up.

4. Put all those kitchen items in the cupboards. Clean counters are better than cluttered ones.

Under contract in 36 hours! Colton is a great place to live and when a new house hits the market EVERYONE tries to get in and see it.

606 E 4th St was the latest house to pique interest among buyers. The home hit the market on a Friday morning. We had one showing that evening and 10 the next day! An open house was planned for Sunday, but that was cancelled after receiving multiple offers. People still wanted to see the house though and SIX groups of people still showed up on Sunday and agents are still asking if they can submit backup offers. 😲

A multiple offer scenario, one was the first person that saw the house, others had escalation clauses, and another one came from someone that never even saw the house! People are just itching to be able to plant roots in Colton, and who can blame them.

Using our sound marketing strategy, our listing video was seen over 35,000 times! Many listings oversaturate buyers with photos, but by holding some back, it created more curiosity and encouraged buyers to schedule in-person showings.

Inventory in Colton remains very limited, and the amount of attention this property received makes it clear that sellers in the area are in a strong position to sell quickly with the right marketing strategy.

Take your taste buds for a ride at this local, family-owned restaurant!

Someday Cafe is a must-try! Great food, great service, and that welcoming hometown atmosphere you just can’t fake. One of the best parts? The same friendly face serving your meal is often the one answering the phone, too. That personal touch makes all the difference.

I tried the mac and cheese, and it definitely wasn’t the kind from a box. It was homemade, flavorful, and so good!

A stranger came up to me last week and said, "Oh, I see you on Facebook all the time.. I thought you only sold homes in Sioux Falls?"

Let's set the record straight: I'm a Realtor here in the Greater Sioux Empire, and I sell homes all around eastern South Dakota.
