📊 Sioux Falls Real Estate – Q1 2026 Market Recap
While national housing headlines have been a bit negative to start the year, the Sioux Falls market continues to hold steady.
• We’re currently sitting at about 4 months of inventory, which still puts us slightly in a seller’s market.
• Pre-existing single-family homes remain the strongest category for sales, followed by townhomes, with new construction coming in third.
• Nationally, median home prices are down 4.2%, but Sioux Falls has actually seen a 2.4% increase.
• The average list-to-sale price ratio is 97.4%, and homes are averaging about 88 days on market as buyers and sellers adjust to current affordability and market conditions.
Mortgage rates are still hovering around 6%, but I’ve been encouraged by the activity I’m seeing locally and am optimistic that 2026 will show improvement over 2025.
đź’ˇ Quick mortgage tip:
Mortgage rates don’t move directly with the Federal Reserve rate. A better indicator of where rates may head is the 10-year U.S. Treasury yield, which mortgage rates typically follow.
