Why a $6 million home sale tells us more than just that shocking number.

This is the final video in my series on what’s actually happening with home prices in Sioux Falls, and I want to bring it back to where we started.

That $6 million sale happened because a buyer paid a record price for something genuinely rare in Sioux Falls: a large, beautifully updated, move-in ready home in one of the most desirable locations in the city. The exact product today’s high end buyer is looking for.

That combination of the right product in the right location is in short supply here. When you have it, buyers compete. When you don’t, the market tells you very clearly through price reductions and extended time on market.

So whether you’re thinking about buying or selling at the high end, the question I’d encourage you to sit with is this: how rare is what you’re buying or selling, really?

While some homes at the high end of the Sioux Falls market are sitting for months with repeated price reductions, others are selling almost instantly, and some never make it to the market.

This is part 5 of my series diving into what’s actually happening with home prices in Sioux Falls, particularly at the high end.
After two videos about what isn’t working, today is the other side of that story. There are still homes selling quickly and at strong prices. They typically share two characteristics: they are in the most sought after neighborhoods in the city, and they are updated, move-in ready homes that today’s buyers — typically busy families — can see themselves in immediately.

It’s not that the Sioux Falls high end market is good or bad right now. It’s that it has become very specific about what it values.

Did you know that new build homes in Sioux Falls can actually lose value?

This is part 4 of my series diving into what’s actually happening with home prices here, and today’s story is a different one from my last video.

The homes I’m talking about are nearly new — well built, well finished, with modern interiors. Buyers would have no issue with the product itself. The issue is location.

In newer neighborhoods on the outskirts of Sioux Falls, where there are still vacant lots and active new construction happening, homes built during the COVID era are struggling to hold their value. When a buyer can purchase a brand new build in the same neighborhood for a similar price, your three or four year old home is a very hard sell.

The result is that some sellers are finding the market won’t support what they paid — even after putting significant additional money into the home.

This is also why strategic pricing matters even more for this type of home than it does in established neighborhoods. Getting the price right from day one makes all the difference.

Some homes in Sioux Falls are selling for more than $400,000 below asking price.

This is part 3 of my series diving into what’s actually happening with home prices here, particularly at the high end.

A lot of us got used to the COVID and post-COVID era of real estate, where almost every home sold at or near asking price regardless of price point. Those days are largely over — but it is still happening for certain homes. And that difference is what this series is really about.

At the high end of the market, I’m seeing a consistent pattern. Buyers above a million dollars are busy families who want space, great locations, and homes they can move right into with timeless or modern finishes. Many sellers in that same price range, particularly in the most desirable neighborhoods, have homes that reflect a different era — and the market is pricing that gap very clearly.

Something is shifting in the Sioux Falls real estate market, and most people haven’t noticed it yet.

This is part 2 of a series on what is actually happening with home prices here, particularly at the high end.

When clients ask me how the market is right now, my honest answer is that it really depends on which part of the market you’re looking at.

At the median price point — around $325,000 — things are actually quite competitive. But once you move above $600,000, the picture starts to change in some interesting ways.

The highest home sale ever in Sioux Falls was $6.8 million last year.

What’s interesting is that it wasn’t a large acreage or a commercial property — it was a new construction home in Prairie Tree.
