Can we talk about how frustrating this market feels right now?

Some sellers are doing everything they thought they were supposed to do…and their home still isn’t selling. Meanwhile, buyers are touring house after house, trying to find one they love with a monthly payment that doesn’t make them say, “Absolutely not.” 😅

Here’s the tricky part: buyers usually feel a market shift first. They’re out looking, comparing homes, and deciding what feels worth the payment. Sellers often don’t see that shift until the showings slow down or the offers don’t come.

So we pay attention and make a plan. For sellers, that might mean getting the home in its best condition, making sure the photos and marketing show it off, or adjusting the price. For buyers, it means getting clear on a payment that works for your life and being ready when the right opportunity comes along.

People still need to move. I want to help you do it with a plan that makes sense for you—and the willingness to change course when we need to.

Sioux Falls fall has entered the chat… and it feels like we get about 3 weeks of it before winter shows up.

If you’re thinking about selling your home this fall, pricing matters more than ever in a declining market.

Waiting for the market to “catch up” to the price you want can mean sitting on the market while buyers move on to the next house.

IT’S BATMAN DAY. Obviously, I had to celebrate appropriately.

Naturally, I interviewed Justin from Echo Free Attics. Because apparently, this is what happens when a REALTOR decides to combine real estate, homeownership education and a very questionable amount of superhero confidence.

But seriously… bats in your attic are NO joke.

Justin specializes in bat mitigation and helping homeowners figure out how bats are getting into their homes, how to safely get them out, and what can be done to keep them from coming back.

And since I spend a lot of time talking about the things homeowners should know BEFORE they become expensive problems, this was one conversation I definitely wanted to have.

Today’s closing feels a little extra special.

I’ve known this buyer for a LONG time, and I’ve gotten to watch her grow into such a successful, hardworking, incredible person. So getting to be a small part of her journey to homeownership is something I’m really proud of.

If there’s one Sioux Falls tradition I will ALWAYS make time for, it’s the Washington Pavilion Sidewalk Arts Festival!

I LOVE this event. And after all these years, I’ve experienced it in so many ways — I’ve volunteered, helped raise funds, wandered the booths, discovered incredible local makers, and (of course!) purchased WAY too many amazing handmade things for myself and for gifts.

It’s just one of those days that makes me love living in Sioux Falls. You can stroll downtown, shop from incredibly talented artists and makers, grab some delicious food, enjoy the entertainment, and just soak up the energy of our community.

And because I’m always asked for my favorites, here are THREE booths I make a point to visit:
