Life lately: homes, family, and a new project on the horizon. 🤍🏡

Real estate has been a little quieter, so we’ve been using that time to improve our systems and processes, work on social media, and keep building our business. If you ask me, right now is the best time to be buying, especially if you're growing a portfolio.

This summer also gave us time with family and friends, travel, and memories we’re so grateful for. Between those moments, we helped clients buy and sell homes—and we’re especially thankful to the people who helped keep things moving locally while we worked remotely. It takes a village!

Helping buyers and sellers remains our main focus, alongside managing Pink Pineapple Villa, our vacation rental in Turks & Caicos, and our two rental properties here in South Dakota.

And now… rental number THREE is coming! 🎉 A beautiful five-bedroom home on the west side of Sioux Falls that Josh will be renovating. We’re excited to share the transformation—and put his construction experience to work!

Of course, everyday life keeps us moving, too. Swim practice, volleyball, daily CrossFit workouts with our gym family, and all the family schedules in between.

The market may be quieter, but we’re keeping steady, enjoying this season, and feeling thankful for everyone who continues to trust and support us.

🏡 A higher rate doesn’t tell the whole story.

Here’s how my brain works when I’m searching for homes with buyers:

Say a home would have cost $700,000 at 5%. The principal and interest payment on a 30-year loan would be about $3,758/month.

Now imagine we can negotiate that same home down to $650,000 at 7%. The payment would be about $4,324/month.

That’s roughly $566 more per month. Over five years, the difference adds up to about $34,000—while the purchase price is $50,000 lower.

That doesn’t mean you should buy a home hoping to refinance. Rates might not fall, and the payment needs to fit your budget today. But when a market gives buyers more room to negotiate, price matters too.

I look at the whole picture: the price, the payment, the terms we can negotiate, and what makes sense for your plans. That’s how we find a smart move—not just a house you love. 🔑

Well… that escalated quickly. 🏡➡️🏖️

We sold this sweet home to our client in June, and last Friday they called me from the beach and said, “We want to do something crazy. We want to sell the house and move to a condo down South.”

They were getting home Sunday and wanted to be listed by Monday. Challenge accepted. 🙌

🏡 5 Exterior Home Maintenance Must-Dos

A little maintenance now can help prevent some BIG repairs later. Here are 5 things every homeowner should keep on their radar:

1. Clean your gutters 2x a year — typically spring + fall. Clogged gutters can send water where you definitely don’t want it: toward your roof, siding and foundation.
2. Wash your siding/exterior — remove dirt, mildew and buildup regularly. Just be careful with pressure washing; too much pressure can damage certain siding materials.
3. Inspect your roof annually — look for missing/damaged shingles, flashing issues, moss, debris and anything that could eventually lead to water intrusion.
4. Check caulking, trim & exterior seals — especially around windows, doors, siding joints and other openings. Cracked or missing caulk is an easy entry point for moisture.
5. Stay ahead of exterior paint — don’t wait until it’s peeling everywhere! A quality exterior paint job generally lasts around 7–10 years, although climate, exposure and siding material make a difference. Touch up problem areas sooner.
