I remember very well our first home purchase at the age of 25. We looked at a few houses and condos online and then went to one open house. It was for a 3 bedroom, 2 bathroom, 1000 square foot condo. We decided to go to this specific open house purely on price – it was the lowest priced housing that we would find. The realtor praised us, saying we were so wise to get into a mortgage instead of wasting money on rent. He emphasized the convenience of location and the convenience of all exterior maintenance being taking care of by the HOA. We had no idea what a HOA was, but sweet – they were going to do all the grass mowing and snow removal – that was really nice of them. He said he would be happy to represent us and we could fill out the paperwork today! Looking back on this time, we were naïve and uneducated. Little did we know that we were in for some education, but it would not be free. We found out that realtor personally owned many condos in the complex and represented the property as the listing agent. We also found out about renting vs. owning, and if a certain percentage of the property is not owner occupied, it would affect future financing. We found out about mismanagement of the HOA funds and special assessments because of lack of funds. After owning the condo for six years we tried to sell. After multiple price drops over an extended period of time, we walked away having lost approximately $40,000. It hurt knowing we lost so much equity, but the worst was writing out a massive check at closing just to be done with the place. It. Was. A. NIGHTMARE!
It took us years before we were willing to purchase another home. We were scared the same thing would happen to us again. Once we were ready to purchase our next home, we were methodical, patient, and asked question after question. It took us TWO full years. I estimate we physically looked at 50+ homes and I looked online at every current and new listing that fit in our price range.
But all that extra work paid off. We found an amazing home for an amazing price that we truly love. We enjoy walking in the front door, relaxing in the backyard, and hearing laughter throughout the rooms. The house has been a blessing for us instead of a curse.
So why did I choose to become a realtor? Because buying a house does not need to be something that is feared. Because patient persistence pays off. Because everyone deserves to have someone on their side. And because I have the heart of a teacher.
