Thinking about buying or selling this year? I've come to find that I'm a list maker! Every time I pack to go somewhere, I start my list of everything I'll need and do to be ready. Sometimes I add dumb stuff to my lists just so I feel more accomplished that day! Once, I forgot my dog Chase at my moms house! We really loaded up the car full of kids, bags, dog food, ect...Drove just down the road feeling accomplished that I got everyone and thing in the car...Nope, I didn't put Chase on the list that day I guess. (If you remember him, he was the chillest, quietest dog I've ever come across). And he loved going to my moms because she was giving him treats every time he barely moved. SO, if you need a list to help you along the way, I'd be happy to give you mine.

Buyer checklist:
• Get clear on your must-haves vs. nice-to-haves
• Connect with a local lender for pre-approval
• Tour a mix of homes so you understand value in our area

Seller checklist:
• Declutter and deep clean room by room
• Fix obvious repairs buyers will notice right away
• Talk through pricing and timing with a local agent who knows our neighborhoods

Playing it safe with real estate doesn’t mean sitting on the sidelines, it means knowing your risks before you jump in.

The biggest risk I see for buyers and sellers is going in without a clear plan. Prices, days on market, and interest rates can shift, and that affects how you negotiate and how long you may hold a home.

A simple risk check:
• Buyers: Know your max comfortable payment, not just what you’re approved for.
• Sellers: Have a backup plan if your home takes longer to sell than you expect.

If you want to walk through a manageable game plan for buying or selling here, I’m happy to help you talk it through. You just might be pleasantly surprised at how attainable the house you want it. Sometimes it makes sense to wait, I can help you get all of your "ducks in a row" to make the plunge when the stars align...just remember, there's no rule that says you can't align them stars yourself!
