A friend reached out to me recently about selling her home.

She said,
“I’m pretty sure we’re going to have to redo all of the flooring… and probably replace the kitchen cabinets too.”

And I could hear the stress behind it.

Because in her mind, that meant:

💸 Time
💸 Disruption
💸 And a whole lot of uncertainty about whether it would even pay off

I told her,
“Take a breath. Let me see the house first.”

I’ve been in real estate for 6 years.

But long before that, I spent 20+ years designing, building, and renovating homes.

And as an investor myself, I understand how important it is to make decisions based on return, not emotion.

When I walked through her home, I saw exactly what I expected:

Not a $30,000 problem.

A $3,000 opportunity.
