We were out of peanut butter last night, but we had peanuts, avocado oil and sea salt—so Mason made his own.

And honestly? It’s amazing!

I’m always careful about buying peanut butter without unnecessary added oils and ingredients, but apparently the best solution was already in our pantry. Three simple ingredients and a teenager who decided to make it himself.

☀️ Summer might be my favorite season… long days, lemon slices, and a little unexpected help from the people I love most.

One of the perks of having the twins home for the summer? Sometimes while I'm buried in real estate work, Eden shows up with something like this homemade lavender lemonade and tells me to take a break. 💜🍋

It's easy to focus on the emails, appointments, listings, and endless to-do lists, but these little moments are the ones I know I'll remember.

Grateful for summer, grateful for my girl, and grateful for a refreshing reminder to slow down for a minute.

Everyone keeps saying the market is getting better for buyers.

And in some ways, it is…

There are more homes for sale right now than we’ve seen in years.

But here’s what surprised me:

👉 Prices are still going up locally.

More inventory hasn’t pushed prices down — at least not here in Central New York.

Buyers have more choices and a little more breathing room…
but demand is still strong enough to keep values moving higher.

This market isn’t “shifting” the way people think.
It’s just becoming more balanced.
