Should sellers pay buyer agent commissions? Here’s my perspective.

When a seller chooses not to cover the buyer’s agent commission, the advertised price becomes inherently misleading. Buyers sign representation agreements that guarantee their agent’s compensation, so if the seller doesn’t offer it, that cost doesn’t disappear, it simply shifts to the buyer, effectively functioning as a price increase.

In practice, this creates unnecessary friction and makes it more difficult for buyers to accurately evaluate and compare properties.

In a market where the vast majority of homes include buyer agent compensation, opting out doesn’t increase the seller’s net, it just introduces confusion and frustration, and can ultimately make the property less attractive.
