The lack of control and tyrannical nonsense of insecure and emotional board members is why I don't like HOAs and by extension, condos and townhomes.

The numbers don't lie, Singe Family Homes are consistently the most stable real estate plays.

Anyone regret buying in an HOA? I can never forget my good friend and former neighbor losing his s**t over a violation letter he received.

His gratuitous offense? Growing tomatoes. On his property. "In public view". Wut?? 🖕🏻🖕🏻

This is 🍌 land.

But you're still usually better off buying existing vs. new construction. Why? Because of comps.

The new home price is based on the builders costs, profit margins, and whims, in no order of logic while existing homes are priced based on the market. (Markets are generally more efficient.)

TLDR: Buy the cheapest house in the best neighborhood.

It's yet another quirk of the new high-interest rate era.
