The August numbers are in, and a familiar trend continues across Illinois: low housing inventory is keeping competition fierce and driving home prices upward.

Statewide: Sales dipped 4.6% year-over-year (12,103 sold) as inventory fell 4.7%. The median price rose 4.8% to $330,000.

Chicago Metro Area: Sales were down 4.5% (8,153 sold). Inventory saw a double-digit drop of 11.0%. The median price climbed 5.3% to $395,000.

City of Chicago: Sales held relatively steady, down just 2.7% (1,907 sold). Inventory plummeted by 23.3% compared to last August. Driven by the supply crunch, the median price surged 8.0% to $405,000.
