Second-generation Real Estate Managing Broker Arlyn Tratt has become a go-to guru in assisting buyers and sellers throughout the Chicago metro, as well as a savvy investor in real estate properties of all shapes and sizes. He has been featured
on Fox News showcasing a million-dollar home in Oak Park, as well as "Chicago Tonight," sharing expertise about the city's Gold Coast neighborhood. Tratt's father owned and operated several Century 21 offices in the northwest suburbs of Chicago, which inspired the younger Tratt to follow in his footsteps by his mid-20s—after an earlier career buying, rejuvenating and flipping classic cars. Today, based in Skokie, IL, he is associated with RE/MAX 1st Class, offering a robust roster of specialties, including: the buying and selling of single family homes, condos/townhomes, multi-family dwellings, land lots, residential rentals and luxury homes; first time buyers, distressed properties,
staging and relocation; and REO/bank-owned, foreclosures and short sales. Alongside, Tratt's services comprise: contract negotiations, comparative market analysis, market statistics, online marketing, direct marketing, rent to own, lease to own and creative financing. He is certified in ABR, SFR and GREEN, and was named New Member of the Year

in 2012 by the Skokie Chamber of Commerce. Previous corporate-level realtor positions include Founder & CEO of Arlyn Tratt Realty, as well as Traffext and RLN World Group Luxury Suites. His career was launched when he relocated to Lakeview in the late 1990s and began working at an apartment agency. Within a year in a new town, he went from knowing few city streets to knowing all, including their coordinates. During that time, Tratt set a record for renting the most apartments in one day—12—among the region's agents. After two years, he expanded his portfolio to include investing and purchasing real estate and renting out studios, one bedrooms, upward to townhomes and multifamily properties. He has even purchased a 16-unit apartment building in Chicago as a lease option, which he subsequently fully rented. Today, with sales into the multimillions of dollars, Tratt remains active in both buying and selling for clients as well as real estate property investing.

Making an offer on a home is exciting, but the smartest buyers know preparation matters just as much as the offer itself. 🏡📋

Before submitting an offer, buyers should fully understand both the property and the numbers behind the decision. A few key things to review:

1️⃣ Recent comparable sales to understand true market value
2️⃣ Contract terms, contingencies, timelines, and important deadlines
3️⃣ Inspections or due diligence reports to uncover potential issues early
4️⃣ Title, zoning, easements, or property restrictions that could affect future use
5️⃣ Your budget ceiling before negotiations begin to avoid emotional overspending

The right real estate guidance helps buyers navigate negotiations confidently, understand potential risks, and make informed decisions every step of the way.

Thinking about buying soon? Reach out to build a smart offer strategy around your goals, budget, and current market conditions.

Fall can be a surprisingly strong season to put your home on the market. 🍂🏡

While spring and summer get most of the attention, selling in the fall can come with some meaningful advantages:

🍁 Serious buyers are still searching – Many fall buyers have a specific reason for moving and may be more focused on finding the right home.

🏡 Less competition – With fewer homes competing for attention in some markets, a well-prepared property may have an opportunity to stand out.

💰 Motivated buyers and sellers – Buyers may be hoping to settle before the holidays, while sellers may have a specific timeline that creates opportunities for negotiation.

📸 Seasonal curb appeal – Fall offers a chance to showcase a home with warm lighting, seasonal landscaping, and a cozy atmosphere that can photograph beautifully.

📊 Local conditions matter – The strongest selling season varies by market, community, and property type, so current inventory, buyer demand, and recent sales should all factor into the strategy.

If selling is on the horizon, don't assume the market has to wait until spring. A well-timed fall listing can put your home in front of buyers who are ready to make a move.

📌 Thinking about selling this fall? Start with a look at your local market and what your home could realistically command today.

Still waiting for mortgage rates to drop before buying? 🏡📉

While rates matter, they're only one piece of the homeownership puzzle.

Home prices, inventory, competition, and your long-term goals all play a role in determining whether now is the right time to buy. Waiting for lower rates could also mean facing higher prices or more buyer competition down the road.

The key is focusing on what you can control and finding a home that fits your needs and budget today.

When buying a home, it’s easy to focus on the purchase price, but property taxes can have a big impact on your monthly budget.

Here’s what every buyer should know:

💰 Property Taxes Are Part of Homeownership: They help fund schools, roads, emergency services, parks, and other community resources.

📍 Location Matters: Two similarly priced homes can have very different tax bills depending on the city, county, or school district.

📈 Taxes Can Change Over Time: Property values, local budgets, and reassessments can all affect future tax amounts.

🏦 They’re Often Included in Your Mortgage Payment: Many homeowners pay property taxes monthly through an escrow account.

💡 Look Beyond the Purchase Price: A lower-priced home isn't always more affordable if property taxes are significantly higher.

Understanding property taxes helps you make smarter decisions and budget with confidence.

Thinking about buying? Let's look at the full picture so there are no surprises along the way.
