Sellers, this one is said with love: buyers usually do not “see past” clutter.
I’m not talking about a dirty home. I’m talking about the day-to-day “stuff” we all like having within easy reach. Coffee supplies, mail, appliances, medications, bags, baskets, paperwork, and all the little things that make normal life function.

The problem is that buyers react to the photos online before they ever step foot in your home. If the home looks crowded, dark, or overwhelming in pictures, they may never ask for a showing at all. 🏡

Buyers compare your home to everything else in their price range, and they make fast decisions. If you’ve ever scrolled through home listings yourself, you know how easy it is to swipe away from anything that doesn’t meet your expectations.

If showings are low, it may not be a marketing problem. It may be a pricing and presentation problem.

At that point, we look at the data, review the feedback, and make a choice: adjust the presentation, adjust the price, or accept the current results.

I saw a post recently saying your housing costs should stay under 30% of your take-home pay.

In a perfect world, yes. That would be ideal. There are reasons that guideline exists. When too much of your income goes toward housing, everything else gets tighter, and saving gets harder. One unexpected repair can feel huge. 🫣🛠️🏡

But I also understand why people pushed back against that post.

For many households right now, 30% feels almost impossible.
Rent is high.
Rentals are hard to find.
Mortgage rates are higher than buyers hoped.
Groceries, gas, insurance, utilities, childcare, car payments, and everyday life have all gone up.

The 30% rule isn't pointless, but it shouldn't be used to make people feel like they’ve failed because the numbers are hard right now.

Don't ask: “What will the lender approve me for?”

Do ask: “What payment can I realistically handle each month?” 🔑

Owning a home is a mortgage, but it's also taxes, insurance, heat, utilities, repairs, maintenance, and still having enough left over to live.

A lender may approve you for a certain amount, but that doesn't mean it fits your actual budget.

Sometimes the best move is looking in a different town, considering a smaller home, buying a mobile home, choosing something that needs updates, improving your credit, paying down debt, or saving a little longer.

And you aren't alone if rent is already taking up a big part of your income. That doesn't mean you’re bad with money. It means housing is expensive, and your path to buying may need to be more creative and careful. 💛

Before you fall in love with homes online, talk with a lender and get real numbers. Then look past the approval amount and decide what payment gives you some breathing room at the end of the month.

Buying your first home shouldn’t leave you so tight on money that one unexpected bill throws everything off.
