Why negotiation power matters more than a slightly lower interest rate.

A lot of buyers are sitting on the sidelines waiting for rates to drop.

But here’s what investors understand:

When rates go down, competition usually goes UP.

When interest rates dipped below 6%, buyers leapt into the market and sellers gained a stronger foothold in negotiations.

That meant:
• more bidding wars
• fewer concessions
• less negotiating power
• and a higher chance of overpaying

Meanwhile, buyers in today’s market may have opportunities to:
✔ negotiate price
✔ ask for closing costs
✔ request repairs
✔ negotiate rate buy-downs
✔ and actually take time making decisions

And with rates currently under 7%, many buyers still have a window to buy before competition heats up even more.

A slightly lower interest rate doesn’t always save you money if you end up paying tens of thousands more for the house itself.

Smart buyers don’t just watch rates.
They watch leverage.

Sometimes the best opportunity is buying while everyone else is still waiting.

A lot of people assume they need “perfect credit” to buy a home… but that’s not always true.

Lenders also look at things like:
✔️ Income & employment history
✔️ Debt-to-income ratio
✔️ Savings/assets
✔️ Payment history
✔️ Loan type & down payment assistance programs

Andddd… okay… maybe hold off on buying that brand new car with the $900 monthly note if you’re planning to buy a house soon. 😅🚗

Big purchases can impact what you qualify for, so it’s always a good idea to talk with a lender *before* making major financial moves.

Why 4 Units or Less Matters in Real Estate

Did you know that properties with 4 units or less are typically considered residential real estate by lenders?

That means duplexes, triplexes, and fourplexes can often qualify for many of the same financing options as a single-family home, including:
✔️ Conventional loans
✔️ FHA financing
✔️ VA loans (for qualified buyers)
✔️ Lower down payment options
✔️ Owner-occupant loan programs

Once a property reaches 5 or more units however, it’s generally considered commercial real estate — which comes with very different financing and lending requirements.

This topic actually hits close to home for me personally. Decades ago, my aunt purchased a fourplex and chose to live in one of the units while renting out the other three. Over time, she’s built substantial equity in the property while also creating a steady, consistent source of rental income.

Seeing that experience really showed me how powerful multifamily real estate can be — not just as an investment, but as a long-term wealth-building tool.

For many buyers, a duplex, triplex, or fourplex can offer:
🏡 A place to live
💰 Rental income to help offset expenses
📈 Long-term equity growth
🔑 A smart entry point into real estate investing
