Jacob, originally from Marengo, IA is the son of Rich & Vicki Cobb. Dairiane is a Smith Center native, daughter to Denton & Stacy Schoen. Jacob and Dairiane moved to Smith Center in 2018. They enjoy spending time with family and friends, camping and playing with their two dogs, Rossby and Wren. While the States of Kansas and Nebraska require no state licensing, Jacob enrolled in a well known certification course called International Association of Certified Home Inspectors (InterNACHI). He has completed the basic certification as well as the Certified Professional Inspector. All together, Jacob invested over 200 hours studying the material to pass the necessary tests to become certified through InterNACHI as well as continuing education.

This week on "Spot the Defect", when was the last time you checked your smoke detectors?

Be honest… do you know if every smoke detector in your house is working?

Smoke detectors are easy to forget about until you need one—and that's definitely not the time to find out the batteries are dead!

Here are a few quick reminders:

**Test them regularly** — Use the test button to make sure they actually work.

**Check the age** — Smoke detectors generally need to be replaced about every 10 years.

**Keep them where they belong** — Smoke detectors should be installed in the appropriate areas throughout your home, including outside sleeping areas and on each level of the home.

**Keep them clean** — Dust and debris can interfere with their operation.

**Don't ignore the chirp!** — That annoying little chirp is usually trying to tell you something.

Anyone else ready for this heat to take a hike and for some cooler fall weather to finally show up?! 🥵🫠🙋🏼‍♂️

While we’re all looking forward to cooler temperatures, falling leaves, and hopefully not sweating just walking to the mailbox, fall is also the perfect time to give your home a little attention — especially your gutters!

🍂When gutters become clogged with leaves, sticks, and debris, rainwater can’t properly flow away from your home. That can lead to:
⚠️ Roof damage – Water can back up underneath shingles and contribute to rot and deterioration.
⚠️ Fascia & soffit damage – Overflowing water can damage the wood around your roofline.
⚠️ Foundation problems – Water pouring over clogged gutters can collect next to your foundation and contribute to moisture issues.
⚠️ Basement or crawlspace moisture – Poor drainage around your home can allow water to find its way into lower areas.
⚠️ Ice dams in winter – Clogged gutters can contribute to ice buildup and drainage problems when temperatures drop.
⚠️ Pest problems – Wet leaves and debris can create a cozy little home for insects and other unwanted guests. 🐜

🍂Fall Home Maintenance Tip🍂
Clean your gutters and downspouts, make sure water is flowing freely, and check that your downspouts direct water away from your foundation.

While you're outside, fall is also a great time to check for:

✔️ Cracks or gaps around windows and doors
✔️ Deteriorated exterior wood
✔️ Standing water around the foundation
✔️ Damaged or disconnected downspouts

This week on "Spot the Defect", its sooo spicy outside!

The dominant weather pattern over the past couple of weeks has definitely been **HOT**. If you're like us, your air conditioner has been running almost nonstop during the day! 🥵❄️

Here are a few simple things you can check to help maximize your A/C's efficiency:

✅ **Check your outdoor unit.** Is it sitting level? Are the condenser fins clean and straight? A unit that's out of level or blocked by dirt and bent fins can't move air as efficiently, making it work harder than it should.

✅ **Inspect your air filter.** When was the last time you changed it? Is it the correct size? A clogged or improperly sized filter restricts airflow, reducing your system's efficiency and putting extra strain on the equipment.

✅ **Schedule a professional inspection.** While we may spot some issues during a home inspection, a trusted HVAC technician has specialized tools to test your system and identify potential problems before they turn into costly repairs.

No matter how well your system is maintained, it's going to struggle if you're trying to keep your home **20–30°F cooler than the outdoor temperature** during extreme heat. But taking these simple steps can help your A/C run more efficiently, keep your home more comfortable, and potentially extend the life of your system.

This week on "Spot the Defect", why is it always so hot in here?

I recently had the opportunity to see a great example of thermal bridging in a home. Much like electricity, heat transfer follows the path of least resistance. During the extreme heat we're experiencing, this is one of the reasons our homes can feel much hotter than we'd like.

Thermal bridging can account for up to 30% of a home's energy loss if it isn't properly addressed. During construction, installing the correct amount of insulation, ensuring it is installed properly, and incorporating additional thermal barriers can significantly reduce this energy loss.

In this home, the attic had an average of only 4 inches of insulation. As a result, the tops of the rafters were left exposed, creating a direct path for heat to transfer into the living space. The rafters effectively acted as thermal bridges, reducing the overall effectiveness of the attic insulation.

This week on "Spot the Defect", remember the specials posts from last week?

Well this is one of them! We recently acquired another tool to help find and diagnose issues during a home inspection. This tool is a thermal imaging camera! This special kind of camera helps to identify differences between hot and cold areas. As you can see in the pictures provided, we tested on the camera on some registers when running the air conditioner and the furnace. The camera also gives an approximate temperature value, but those values should not be taken as exact. What issues can this camera find? The potential to find water leaks or insulation issues to even maybe termites within the wall are all possible!

This week on "Spot the Defect", everything is growing!

That's right! Everything is growing! This means all the greenery around your home is inching closer to touching your home! Keeping all this greenery off and away from your home can help fend off premature wear and tear. Simply just keeping tree limbs off your roof or bushes off your siding can prolong the materials that protect the inside of your home from the elements.
