Jacob, originally from Marengo, IA is the son of Rich & Vicki Cobb. Dairiane is a Smith Center native, daughter to Denton & Stacy Schoen. Jacob and Dairiane moved to Smith Center in 2018. They enjoy spending time with family and friends, camping and playing with their two dogs, Rossby and Wren. While the States of Kansas and Nebraska require no state licensing, Jacob enrolled in a well known certification course called International Association of Certified Home Inspectors (InterNACHI). He has completed the basic certification as well as the Certified Professional Inspector. All together, Jacob invested over 200 hours studying the material to pass the necessary tests to become certified through InterNACHI as well as continuing education.

This week on "Spot the Defect", everything is growing!

That's right! Everything is growing! This means all the greenery around your home is inching closer to touching your home! Keeping all this greenery off and away from your home can help fend off premature wear and tear. Simply just keeping tree limbs off your roof or bushes off your siding can prolong the materials that protect the inside of your home from the elements.

This week on "Spot the Defect", we talk garage doors in the name of safety!

There are items that we look at when it comes to garage doors whether for vehicles or people. The doors to allow vehicles, there are two safety tests performed to determine proper operation. First is does the sensors for the opener work when an item blocks the path. Second, does the door auto reverse when pressure is applied to the bottom of the door. If either one of these tests fails, it could mean damage or injury.

BUT what about the garage doors people use?? Well if the door is connected to the house, that door should meet two conditions, it is fire rated and self closes. This way if a fire should start in the garage, it gives occupants time and a safer path out of the home.

🔍 Qualifications You Can Trust
• Certified through InterNACHI (International Association of Certified Home Inspectors) as a Certified Professional Inspector with ongoing annual training
• 6+ years holding a Category 7A (Wood Destroying Organism) license through the Kansas Department of Agriculture
• Able to complete termite inspections independently or alongside your home inspection

This week on "Spot the Defect", attic ventilation is important!

There are a couple good reasons why proper attic ventilation is a must. In the attached pictures is one big reason. This is the second time I have ran into this issue with one inspection not having enough ventilation while the other having no ventilation at all! In both inspections, I recommended the buyers to find a qualified mold testing/remediation contractor due to the potential of being mold.
