Cobb ProInspect LLC Anyone else is just looking around! Jacob and Dairiane Cobb live in Smith Center, KS with their two children, Jameson & Maeve.

Jacob, originally from Marengo, IA is the son of Rich & Vicki Cobb. Dairiane is a Smith Center native, daughter to Denton & Stacy Schoen. Jacob and Dairiane moved to Smith Center in 2018. They enjoy spending time with family and friends, camping and playing with their two dogs, Rossby and Wren. Jacob and Dairiane’s vision for Cobb ProInspect is to provide a trusted, timely, thorough and professional home inspection service in our area and including our surrounding counties. While the States of Kansas and Nebraska require no state licensing, Jacob enrolled in a well known certification course called International Association of Certified Home Inspectors (InterNACHI). He has completed the basic certification as well as the Certified Professional Inspector. All together, Jacob invested over 200 hours studying the material to pass the necessary tests to become certified through InterNACHI as well as continuing education.

This week on "Spot the Defect", lets talk fireplaces!

There’s nothing better than warming up by the fireplace with your family when temperatures start dropping! But before you light that first fire, make sure your fireplace and chimney are ready for the season.

Here are 5 things every homeowner should check:
Schedule a chimney cleaning – Creosote buildup can increase the risk of a chimney fire.
Inspect the chimney – Cracks, loose bricks, or damaged mortar shouldn't be ignored.
Check your damper – Make sure it opens and closes properly.
Test your smoke & carbon monoxide detectors – Working alarms are a must!
Burn the right wood – Seasoned, dry wood burns cleaner and helps reduce creosote buildup.

Buying a home with a fireplace? Don't assume it’s safe just because it looks good! A home inspection can help identify visible concerns, but a qualified chimney professional may be needed for a more thorough evaluation.

This week on "Spot the Defect", here are 5 things to do before the first freeze!

Despite the 90F temperatures we experienced lately, the average first freeze for our area is October 17th! Here are 5 things to check off your list before the temperatures drop:

1. Disconnect Garden Hoses — Disconnect hoses and protect outdoor faucets to help prevent frozen pipes.

2. Check Your Heating System — Replace your furnace filter, test your thermostat, and make sure your heat is ready to go. If anything seem out of place, call your local HVAC company for service!

3. Clean Your Gutters — Remove leaves and debris to help water drain properly and prevent winter headaches like ice dams or ice cycles.

4. Check Your Attic & Garage — Mice and other pests are looking for a warm place to spend the winter, too! Check for droppings, nesting materials, and gaps around doors, vents, and utility lines.

5. Seal Up Drafts & Gaps — Check around windows, doors, and your foundation for openings that let cold air in and unwanted critters inside.

A little prevention now can save you a big headache later! Stay warm, stay safe, and get your home ready for winter!

🎉We are excited to share important news with you!🎉

Cobb ProInspect, LLC has acquired the Wood Destroying Organism (WDO)/Termite portion of Schoen Fumigation Inc. Effective immediately, Cobb ProInspect will be taking over the termite and WDO services for Schoen's existing customers - while also opening these services up to new customers throughout our service area! 🏡

This transition is especially meaningful to us personally. Dairiane is the daughter of Denton and Stacy Schoen, and Jacob worked alongside Denton for five years. Because of that history, we have a deep appreciation for the relationships, trust and reputation that Schoen Fumigation has built with its customers over the years.

We are honored to carry that tradition forward while bringing the same dependable service you've come to expect - and continuing to grow and build on it for years to come.

This week on "Spot the Defect", What is Radon? Why should we worry about it?

Many people in our area may not know what radon is and why they should worry about it. So we are going to try and state the facts!

What is radon?

Radon is a naturally occurring noble gas.

Radon gas is odorless and colorless.

Radon has been found in every state and can vary greatly from home to home.

Radon is measured in units of picocuries per liter of air, or simply pC/l.

In the United States, the average indoor radon level is around 1.3 pC/l while average outdoor radon level is about 0.4 pC/l.

Why should we be worried about radon?

Radon is the second leading cause of lung cancer world wide behind smoking.

The EPA estimates radon causes about 21,000 deaths from lung cancer yearly in the United States.

The EPA also estimates lung cancer risk increases 8 to 9 times in smokers (compared to non-smokers) with high radon level exposures.

DEFECT: Working during Labor Day weekend.

At the time of inspection, it was found that work was occurring too close to Labor Day. This defect may result in loss of motivation, pulling a muscle, missing out on BBQs, etc.

This week on "Spot the Defect", when was the last time you checked your smoke detectors?

Be honest… do you know if every smoke detector in your house is working?

Smoke detectors are easy to forget about until you need one—and that's definitely not the time to find out the batteries are dead!

Here are a few quick reminders:

**Test them regularly** — Use the test button to make sure they actually work.

**Check the age** — Smoke detectors generally need to be replaced about every 10 years.

**Keep them where they belong** — Smoke detectors should be installed in the appropriate areas throughout your home, including outside sleeping areas and on each level of the home.

**Keep them clean** — Dust and debris can interfere with their operation.

**Don't ignore the chirp!** — That annoying little chirp is usually trying to tell you something.

Anyone else ready for this heat to take a hike and for some cooler fall weather to finally show up?! 🥵🫠🙋🏼‍♂️

While we’re all looking forward to cooler temperatures, falling leaves, and hopefully not sweating just walking to the mailbox, fall is also the perfect time to give your home a little attention — especially your gutters!

🍂When gutters become clogged with leaves, sticks, and debris, rainwater can’t properly flow away from your home. That can lead to:
⚠️ Roof damage – Water can back up underneath shingles and contribute to rot and deterioration.
⚠️ Fascia & soffit damage – Overflowing water can damage the wood around your roofline.
⚠️ Foundation problems – Water pouring over clogged gutters can collect next to your foundation and contribute to moisture issues.
⚠️ Basement or crawlspace moisture – Poor drainage around your home can allow water to find its way into lower areas.
⚠️ Ice dams in winter – Clogged gutters can contribute to ice buildup and drainage problems when temperatures drop.
⚠️ Pest problems – Wet leaves and debris can create a cozy little home for insects and other unwanted guests. 🐜

🍂Fall Home Maintenance Tip🍂
Clean your gutters and downspouts, make sure water is flowing freely, and check that your downspouts direct water away from your foundation.

While you're outside, fall is also a great time to check for:
