If you loved the hibachi from the Selma Mini Mart, you’re going to want to check out their new location! 🍚☕️

Selma Hibachi & Coffee is now at 123 Raiford Street in Selma, serving up the same delicious hibachi you already know and love, plus a whole new menu of specialty coffees! Today I tried the Philly Cheesesteak egg roll - so yummy!!

And the food and coffee aren’t the only reasons this place is a local favorite. Owners Alan and Rosie make you feel right at home from the moment you walk through the door. That warm, welcoming feeling is part of what makes supporting our local businesses so special.

Today’s closing was an extra special one. ❤️🏡

My nephew and his wife closed on their new home in Kenly, after I helped them sell their home in Smithfield.

Helping family is always special, but getting to walk through this journey with them, spend time together, and help them search for the right place for their family made this one even sweeter.

With two precious boys along for the adventure, we weren’t just looking for another house. We were looking for a place that felt right for this next season of life. A home where they could settle in, make memories, and begin their next chapter together.

I’m so thankful we found a home that made the transition from their Smithfield home to their new one feel like the right decision.

And a huge thank you to Nettles Contracting for being absolutely amazing throughout the process and helping make everything come together. Having good people working together behind the scenes makes such a difference.

I’m so grateful they trusted me to be part of this journey, and even more grateful for the extra time I got to spend with people I love along the way.

Congratulations to this sweet family on their new beginning.

We didn’t win because we paid the most… 🏡👀

We won because we played it smart. 😅

This buyer was up against multiple offers, and instead of just throwing more money at it, we focused on what actually makes a seller say “YES”:

✅ clean, confident offer terms
✅ strong financing + clear timelines
✅ strategy around what the seller cared about most
✅ communication that made everything feel easy

And guess what? It worked. 🎉

If you’re house hunting in Johnston County and you’re worried it’s going to be a bidding war every time… you don’t always have to “pay the most” to win — you just need the right plan.

Here’s the real talk (because everyone asks 😅):

Why buying now can be a win:
✅ Less competition = fewer bidding wars
✅ More negotiating power (price, repairs, closing costs)
✅ Sellers tend to be more serious
✅ You may lock in a better deal before the busy season hits

Why waiting until end of summer can be tempting:
☀️ More listings usually hit the market
☀️ More options for neighborhoods/layouts
☀️ But… more buyers = more multiple offers + higher prices

My rule of thumb: If you find a home you love and the numbers make sense, don’t wait just for the season — “later” doesn’t always mean “better,” it often just means “busier.”
