A $1 million home on Long Island doesn’t necessarily feel like a mansion anymore.

But that $1 million mark can still matter in a very real way at closing.

The difference between $999,999 and $1,000,000 may be much more than $1.

We put together a quick breakdown of what buyers, sellers and agents should understand about New York’s mansion tax threshold, how it can affect closing costs, and why it should be part of the conversation before an offer is made.

Read more here:

A $1 million home is no longer unusual on Long Island, but the tax threshold still matters. Patriot Real Properties explains why buyers near the $1 million mark should look beyond the purchase price and understand the possible closing-cost impact. This is general educational information only, not ta...

We talk a lot about price, location, financing and zoning when buying commercial property.

But there’s another question buyers don’t always ask soon enough:

Can the building actually support the energy needs of the business going into it?

Walt Jordan, Chief Revenue Officer of dGEN Energy Partners, recently contributed a guest article for Patriot Real Properties on why utility costs, electrical capacity, reliability and future energy needs should be part of the real estate conversation.

It’s worth a read….especially for buyers, business owners and Realtors working with commercial property.

The building looks perfect. The location works, financing is lined up and zoning is right. Then you discover the property’s power infrastructure may not support the business going inside it. Walt Jordan of dGEN Energy Partners explains why energy capacity, reliability, operating costs and future p...

Women’s Equality Day is about far more than remembering one moment in history!

It is also about remembering how recently many of the financial freedoms women have today were far from guaranteed.

For generations, women faced significant barriers to owning property, obtaining mortgages, building credit and controlling their own finances.

A woman could be denied credit simply because she was a woman. Married women were often asked for their husband’s signature when applying for loans or credit. Lenders could treat a woman’s income differently because they assumed she would eventually leave the workforce to have children. Women frequently faced obstacles when trying to finance a home, purchase investment property or build a business of their own.

It wasn’t until the Equal Credit Opportunity Act of 1974 that discrimination in lending based on s*x or marital status was prohibited nationwide.

Think about what that means.

The ability to have credit in your own name!
To qualify for a mortgage based on your own income!
To purchase a home.
To build equity.
To buy an investment property.
To finance a business.
To create something that belongs to you.
To build wealth that can be passed to the next generation.

Those things matter.

At PRP, we believe strongly in ownership, independence, opportunity and the ability to build something for yourself and your family (for everyone)!

We also see every day what women bring to our communities and to this industry.

Women are homeowners. Investors. Entrepreneurs. Landlords. Developers. Business owners. Realtors. Mothers. Daughters. Leaders.

And we are especially proud that so many of the professionals who make up the Patriot Real Properties team are women (women helping other families navigate some of the largest financial decisions of their lives and helping people understand the power of real estate ownership).

Our communities are stronger because women have been able to build, invest, lead and own.

There is still more work to do, but today we recognize just how far women have come….and the generations of women who pushed open doors so that the next generation could walk through them.

Happy Women’s Equality Day.
Proud to Serve. Proud to Sell.

NEW FROM ASHLEY ON OWNERSHIP

A mortgage approval answers one question:

How much might a lender allow you to borrow?

It does not answer the bigger question:

How much home actually makes sense for your life?

Ashley Taylor looks at the part of home buying that often gets overlooked — taxes, insurance, maintenance, savings, future plans and the difference between qualifying for a house and comfortably owning one.

Her latest article is a smart read for anyone thinking about buying.

Read it here

The most expensive home you qualify for is not always the smartest home to buy. Ashley Taylor of Patriot Real Properties explains why buyers should consider monthly payments, property taxes, insurance, repairs, savings, future goals and lifestyle before stretching to the top of their budget. A pract...

What do we wish more women knew about owning real estate?

That you don’t have to be ready to buy a house before you start asking questions.

At Patriot Real Properties, Madelyn Romero-Melgar has been helping us develop resources for women who may be navigating affordable housing, a major life change, financial challenges—or simply wondering whether homeownership could be part of their future.

Our newest blog talks about affordable housing on Long Island, Housing Choice Voucher resources, first-time homebuyer programs, financial independence and creating a realistic path toward homeownership.

And because access to information matters, Madelyn is also helping us make these conversations available to our Spanish-speaking community.

“No tienes que tener todo resuelto para comenzar.”
You don’t have to have everything figured out to begin.

Whether someone needs housing today or wants to own a home someday, we believe the first step should be understanding the options.

Your first home doesn’t have to be your forever home.

I think we put so much pressure on the first one.

The perfect kitchen. The perfect neighborhood. Enough bedrooms for a family that may still be years away. Every box checked.

But what if your first home isn’t supposed to be the finish line?

What if it’s simply your first step?

We sat down with our agent Iris Reyes to talk about starter homes, building equity, knowing what you can comfortably afford, and why waiting for “perfect” can sometimes keep first-time buyers from getting started.

And because Iris works with both English- and Spanish-speaking families, we included some of her advice in both languages.

“La primera casa no tiene que ser el destino final. Puede ser el comienzo.”

Your first home doesn’t have to be the final destination. It can be the beginning.
