A title search (and the title commitment that comes after) is basically real estate detective work. 🕵️‍♀️

The title company digs through public records to make sure no long-lost uncle, ex-owner, or mystery lien pops up saying they still have a claim on your house. If they find anything fishy, it has to be cleared before you can officially own it.

The title commitment is the “receipt” of that detective work. It lays out what’s been found and what’s required before closing.

In other words: it’s how we make sure the house you’re buying doesn’t come with surprise baggage—like an unpaid tax bill from 1992 or Cousin Eddie insisting the shed is his. 😂

So when we say “we’re waiting on title,” it means the paperwork is being scrubbed squeaky clean so you can actually walk away with clear ownership. 🏡✨

An appraisal is the lender’s way of saying: “We’re not handing over a big check until you prove this house is actually worth it.”

Basically, the appraiser strolls through the house, checks out recent sales in the area, and puts a dollar value on it. If the price lines up, everyone breathes easier. If not? Cue the nail-biting (again) while buyers, sellers, and agents figure out how to bridge the gap.

Here’s the kicker: even if you’re head-over-heels for that purple s**g carpet and avocado-green bathtub combo, the appraiser is not factoring in your 70s vibe love story. 😂

So when you hear us say “we’re waiting on the appraisal,” it means we’re all on pins and needles hoping the numbers match the dream. 🏡📊

👉 Let’s talk Earnest Money (aka “skin in the game”).

When you make an offer on a home, you also put down a small deposit (usually 1–2% of the price). This shows the seller you’re serious.

The money gets held in escrow (not the seller’s pocket) until closing. If all goes well, it’s applied toward your down payment or closing costs. If you back out for a covered reason, you usually get it back.

Think of it like putting a ring on it 💍—you’re not married yet, but you’re showing you’re committed.

Think of it like this: when you buy a house in Texas, you get a short “try-before-you-buy” window. During this time (usually 5–10 days), the buyer can get inspections done and decide if they want to move forward, renegotiate, or walk away.

It’s basically a safety net for the buyer, and it comes with a small fee paid to the seller for that right.

How can you tell how close we are to the end of the option period? By how short our nails are—because yes, we’re nervously biting them right along with our sellers! 😂

So if you hear us say “we’re in option,” it just means the buyer is doing their due diligence… and our nails are paying the price. 💅😂
