Hey everyone! Market Update time and we have another mixed bag. The 2 biggest things I see here are the pending and closed sales are both way down for August 2026 compared to August 2025. I think that has everything to do with interest rates. While rates fell pretty steadily toward the end of 25 and the first 3 months of 26, we have seen a pretty steady rise since then and the average rate is nearing 7(currently 6.76.) I feel potential buyers are playing a wait and see game with rates, while potential sellers who locked in lower rates a few years back, who might like to move, feel stuck in their current situation due to not wanting to trade maybe a 3% mortgage for a nearly 7%.

While all that is going on though, the average sales price continues to rise and a fairly healthy and probably sustainable 4% rate year over year. Houses are also selling on average a little faster and for slightly closer to the asking price.

Inventory is down(likely due to sellers with lower rates sitting it out.) which is adding to price appreciation as well as buyer anxieties!

Quite a mixed bag in July stats. Home prices are up but at a pretty modest 2.5%. Closed sales are up a good amount at 5.1% but at the same time pending sales are down 7.4%. Homes are taking on average about 6% longer to sell at 36 days on market and our inventory is down 5.2%.

Probably the biggest driver in today's market is the mortgage interest rates, which have been rising steadily over the past several months and saw a sharp increase recently. We have gone from an average under 6.5% in May to over 6.75% today. That may not seem like much but at the average home price of $406,907 that is a monthly payment difference of $80 per month, or a home devaluation of approximately $10,000.

Higher interest rates mean less buying power for the buyer and lower values for the seller. Let's hope this upward trend doesn't continue.

Halfway through the year stats time! I can tell you from personal experience, the market is hot. These stats don't show that all that well, but every deal I've been involved in lately, as a listing and buying agent, have been hotly contested and resulting in fast sales over asking price.

These stats show a modest improvement in most numbers: average sales price is up 4.4% and closed sales are up 2.4%. While pending sales are actually off just a little at -1.6% for the month, the year to date numbers (not shown on this graphic) show an improvement of 4.8%. Homes are taking a little longer to sell, up 5.9% on average, but well priced and well conditioned homes are still selling in just days to less than a week...again in my personal experience.
