Quite a mixed bag in July stats. Home prices are up but at a pretty modest 2.5%. Closed sales are up a good amount at 5.1% but at the same time pending sales are down 7.4%. Homes are taking on average about 6% longer to sell at 36 days on market and our inventory is down 5.2%.

Probably the biggest driver in today's market is the mortgage interest rates, which have been rising steadily over the past several months and saw a sharp increase recently. We have gone from an average under 6.5% in May to over 6.75% today. That may not seem like much but at the average home price of $406,907 that is a monthly payment difference of $80 per month, or a home devaluation of approximately $10,000.

Higher interest rates mean less buying power for the buyer and lower values for the seller. Let's hope this upward trend doesn't continue.

Halfway through the year stats time! I can tell you from personal experience, the market is hot. These stats don't show that all that well, but every deal I've been involved in lately, as a listing and buying agent, have been hotly contested and resulting in fast sales over asking price.

These stats show a modest improvement in most numbers: average sales price is up 4.4% and closed sales are up 2.4%. While pending sales are actually off just a little at -1.6% for the month, the year to date numbers (not shown on this graphic) show an improvement of 4.8%. Homes are taking a little longer to sell, up 5.9% on average, but well priced and well conditioned homes are still selling in just days to less than a week...again in my personal experience.

Time for a market update. What an odd month May was! The only stat that makes any sense to me is Days on Market went up a little (2.6%) as on average homes are taking a little longer to sell. From my personal experience, when priced right, homes are still selling quickly. My last 3 listings sold in 1, 5, and 7 days respectively. And on the buyer side it seems like every house one of my buyers wants to buy gets multiple offers within a few days. Very odd. Anyway...everything else fell, average sales price dropped nearly 4%, closed and pending sales both down. Even inventory fell, leaving fewer homes for buyers to view.

Even interest rates are being contrary, actually rising nearly a 1/2 percent in the last month or so...against what all industry folk have said would be happening. Current rates sit around 6.5%, after earlier this year dipping ever close to under 6.

I am still actively listing and selling homes and helping buyers. And while I'm about as busy as I've been in nearly 2 years at the moment, I still have plenty of time to help you or your friends and family. Who do you know wanting to buy or sell? I am here to help!
