Time for a market update. What an odd month May was! The only stat that makes any sense to me is Days on Market went up a little (2.6%) as on average homes are taking a little longer to sell. From my personal experience, when priced right, homes are still selling quickly. My last 3 listings sold in 1, 5, and 7 days respectively. And on the buyer side it seems like every house one of my buyers wants to buy gets multiple offers within a few days. Very odd. Anyway...everything else fell, average sales price dropped nearly 4%, closed and pending sales both down. Even inventory fell, leaving fewer homes for buyers to view.

Even interest rates are being contrary, actually rising nearly a 1/2 percent in the last month or so...against what all industry folk have said would be happening. Current rates sit around 6.5%, after earlier this year dipping ever close to under 6.

I am still actively listing and selling homes and helping buyers. And while I'm about as busy as I've been in nearly 2 years at the moment, I still have plenty of time to help you or your friends and family. Who do you know wanting to buy or sell? I am here to help!

Hey everyone, time to check some stats! Most numbers saw a little movement but nothing significant except for 2 categories which stand out to me. The average sales price, despite rates being stubborn and pending sales falling, continues to show strong improvement. This month it is over 8% higher than April '25. This graphic doesn't show it, but the median sales price is a little tamer, at 4.8% higher. So that tells me there are a few higher priced sales pulling the average up, but the spread of pricing is more even across a large sample.

The other number that really stands out to me is the average days on market. It is up over 11%, and again not showing on this graphic, but if you looked at the year to date numbers, the average days on market is over 50 days.

So while homes are selling at a higher price, they are taking much longer to sell...on average.

This makes it more important than ever to hire a listing agent who knows how to market and sell your home when the offers aren't just flooding in, someone in it for the long haul.
