I’m going to say it again for the people in the back..

January 2023 is the BEST time to buy and sell simultaneously that we’ve seen in years!

Starting in 2020, cash buyers/ hedge funds starting grabbing up homes due to the insanely low interest rates. So inventory went to historic lows and the bidding wars began.
You’d find a house for $250k, but end up needing to pay close to $300k to get your offer accepted. If you needed to sell also, you could almost guarantee an above asking price offer on your house.. but the cost you needed to pay and the lack of choices for your next home made this not as appealing.

I remember telling sellers that it’s a great time to get top dollar for your home, but finding your next home will be the hard part. Fast forward to about August-September 2022.. rates had steadily been increasing since January and there was a lot of news articles about a market crash coming. Sellers got nervous and buyers could no longer afford the payment for the homes they’d been looking at due to a 7% rate. Inventory increased and I’d say buyers have had the advantage since then.

Now if we fast forward again to this week, interest rates have dropped and I’ve started seeing multiple offers on my listed properties that are priced correctly. So this means, the playing field is leveled.. and I truly feel this is the most balanced the housing market has been in years. This means you can sell your house for a great price fairly quickly, and you can also have options to buy something without needing to waive all of your contingencies and offering to name your firstborn child after the sellers.

My prediction is that the rates will continue to lower through the spring/ summer and things are about to get crazy again.. but I know some of you have big opinions too.

I’m sure you’ve heard me say this before, but the prices of homes are continuing to rise, while the inventory is dropping quickly.
What does this mean?
It means it’s the perfect time to easily sell your home and obtain top dollar, but buying a home.. is the more difficult part.

Over the last couple of years being licensed, I’ve put together a step by step buyer and sellers’ guide to give insight to my clients of what to expect on each side. Of course, every transaction isn’t the exact same.. but that’s where I come in to help if things get tricky 😉
Over the next few weeks I will break down my guides for potential buyers and sellers within my posts.. my hope is that if you ever consider buying or selling, this will educate you on what to expect from the current process. Real Estate is ever changing, and the market/ process are not like they were even 5 years ago. Get an agent who stays “in the know” and is upfront and honest in all things.

Hey friends!
Have you ever thought about a career in real estate?
In January 2019, I was pregnant with my baby girl, and felt overwhelmed with the thought of leaving both of my babies many hours a week to commute and work at an office for someone else’s gain. I knew I would love to do something that would allow me to work along side of my children, and I also knew I was excited by the many facets of real estate. My husband encouraged me to pursue my dream of being a licensed realtor and things got insane from there..
I’m still fairly new at the real estate game, but I’m gaining experience and learning more every day, and I’m SO appreciative of being able to do something I am passionate about.. and bonus, still do the stay at home mom thing on my less busy days 😉

Most days, I’m driving to and from preschool and play dates with groceries loaded in my backseat and working from my laptop/ phone while the baby is napping.
In my opinion, moms make the best realtors because we can multitask like no other.. dealing with clients’ wants and needs are actually a stress reliever after handling the same for toddlers.
It’s not what I imagined.. but I wouldn’t change a thing!

Out with the old.. in with the new!

If you haven’t heard, Red Barn Cityside is now Revolve Real Estate. So, although things may look different, this name change won’t impact the experience my clients will receive nor will it affect my current contracts.

I am looking forward to putting this new sign in many more front yards this year! 🥳
