There are 2 constants in real estate:

1. People are always going to be moving, which means they’re always buying and selling.

2. Real estate is always changing!

Over the past few years, we’ve seen several large shifts in the market. Take a look at just how much has changed for buyers between this year and last year.

Interest rates have risen but competition is down, making it a much easier and more pleasant time to be a homebuyer. Plus, you might be able to save some initial cash upfront with a smaller downpayment.

Unlike buyers in 2022, today’s homebuyers don’t have to make crazy above-list price offers with extra cash on hand or sign away their inspection rights to get a seller to consider their offer. Which had put so much pressure on buyers.

Sometimes, first-timers face trouble when buying a home because they’re trying to make it their last home (AKA their dream home).

That’s not what your first home is for though!

Buying your first home is your chance to set yourself up for real estate success. Your first home should allow you to build equity so you can afford your dream home down the line.

But building equity can be a challenge if you don’t ever buy that first home, or if you buy something way too expensive.

So make sure your first home is just that: a first home, not your dream home.

Remember what the real estate market was like before the pandemic?

That’s where we’re headed in 2023.

After the skyrocketing home prices, crazy competition, and white-hot real estate market of the past few years, it feels kind of nice to return to a more normal and predictable market.

In 2023, home sellers still have the upper hand and we’re still in a seller’s market. But buyers will have a much easier time finding the home of their dreams as demand has become more balanced.

This will make selling a home still easy, and buying a home much easier than in years past. Home sales are predicted to move a bit more slowly, but all in all, the market is healthy and happy. That makes it a great time to buy or to sell!
