Okay, THIS is the stage of a build we love. 👀

828 Lake Willow Way is officially starting to feel like a home.

The floors are down, lighting is going in, cabinetry is taking shape, paint is on the walls, and all of those decisions that existed on plans and samples are finally showing up in the finished spaces.

The photos are good. Being upstairs at 302 Vesta Court with the blinds open is better. 🤩

The reverse floor plan puts the kitchen and living room on the top level for a reason. From up here, you’re looking out over the ICW, Topsail Island, the Surf City Bridge, the marina and the marsh. Sears Landing is right across the water, and there’s almost always something moving through the view.

The primary suite gets its own waterfront view, too.

Add four bedrooms, an elevator, a deeded boat slip with a 7,000-lb lift and a location that puts you right in the middle of Surf City, and 302 Vesta Court has a lot going for it.

There’s something pretty special about getting chosen a SECOND time.

North Carolina buyers had more room to work with in July.

The number of homes on the market reached 72,912, giving the state just over six months of inventory. Six months is generally considered a balanced market, where buyers have more options and sellers face more competition.

Closed sales were down 13.2% compared to last July, while the statewide median sales price held steady at $375,000.

For sellers, pricing and presentation carry more weight in a market with growing inventory. For buyers, the added supply may provide more time to compare homes and negotiate favorable terms.
