🏡Here are a few items to check off when purchasing a new home 🏡

1️⃣ Change the locks and update all security codes (garage, alarm, smart locks—do this on day one)
2️⃣ Test all smoke and CO2 detectors—replace batteries or upgrade if needed
3️⃣ Locate and label your main shut-offs for water, gas, and electricity
4️⃣ Deep clean the house before unpacking—and take photos of appliance tags, HVAC info, etc.
5️⃣ Set up utilities and confirm billing is in place
6️⃣ Review your homeowners insurance—make sure your coverage actually fits your needs
7️⃣ Start a home folder (digital or physical) to store manuals, warranties, and contractor contacts
8️⃣ Update your address across the board—USPS, banks, Amazon, insurance, even pet microchips
9️⃣ Set reminders for ongoing maintenance (filters, pest control, yard work, etc.)
🔟 Say hello to your neighbors—it’s the first step in building a support system

My first time homebuyer clients are UNDER CONTRACT!!!

They have been extremely patient in their home search and it paid off! I was able to secure the home they really wanted for under list price, negotiate buyer agent compensation paid for by the seller and all of their closing costs also covered by the seller!

Now we have to work it to close! Say a sweet little prayer for all of us as we navigate to the closing table. 🏡

Nationally, inventory is growing. In March alone, 435,960 homes hit the market. While we usually see more homes popping onto the market in spring, that's the biggest March for new listings since 2021.

So, after years of low supply, we finally have momentum. Sellers who’ve been holding back are jumping in, and that’s opening real doors for buyers.
