Congratulations to my buyer client on taking this step and starting a new chapter in life! This 3 story, newly built townhome allowed for personally customized design choices for decor & finishes, as well converting a rec room into an additional bedroom and full bath; maximizing the bedroom & bathroom count and making the space more conducive to family living. They know this will not be their forever home, and the design upgrades & space conversion will absolutely pay off for them when the time comes to move on.

After hearing last week that the average age of a 1st time homebuyer in the US is 38 y/o, I went searching for old documents because this memory definitely wasn’t working. I found paperwork from when I purchased my 1st home, and I was 26 y/o…exactly 2 months shy of my 27th birthday.

I also checked what interest rate I happily signed on the dotted line for; it was 6.375%. Based on this graphic, that’s more than the historical average of the past 34 years & I never asked any questions about why the rate was what it was or when it would get lower. I didn’t ask how long it would take for the property prices to go down, so I can get a “great deal.” It may sound cliché, but I do recall LITERALLY only being worried about how much that bank wanted me to pay them each month. That was what mattered most to me; can I afford it every month, while still trying to be a hot gyal?! 😜

It’s important to understand that unless you’re paying cash for your home, the most critical numbers of concern are the ones associated with your monthly mortgage payment. If you can COMFORTABLY afford to purchase a home, based on your current monthly expenses, then today is a great day to consider it.
