WA State’s New FIRST LOOK Status |
Washington now offers sellers a new way to introduce a home to the market before it officially goes live on the major real estate websites.

That may sound like a minor adjustment, but it can affect how buyers discover homes, how sellers prepare for launch and how quickly each side needs to respond.

What does this mean for sellers?

Sellers may be able to begin building awareness around a property while they finish preparing it for the market.

That preparation period can be valuable. It may give sellers time to:

• Complete repairs or updates
• Finish staging
• Schedule professional photography
• Prepare marketing materials
• Coordinate showings
• Create a launch strategy with their real estate professional

Instead of waiting until every detail is complete before generating interest, sellers may have an opportunity to begin introducing the property earlier.

However, early exposure also makes preparation important. A home may attract attention before it is fully ready for its official debut, so sellers should work with their agent to understand what information can be shared, when it can be shared and how the property will be presented.

What does this mean for buyers?

For buyers, this may create opportunities to learn about homes before they appear on the websites they regularly search.

That early awareness could help buyers:

• Hear about a property sooner
• Prepare questions before a public launch
• Schedule a showing earlier
• Evaluate whether the home fits their needs
• Move quickly if the property appears to be a strong match

In a competitive market, timing can matter. Buyers who only begin searching once a home appears online may be learning about it at the same time as many other interested buyers. Those who are already connected with a knowledgeable real estate professional may hear about potential opportunities earlier.

That does not mean every early listing will be available for an immediate offer or that buyers should rush into a decision. It does mean buyers may benefit from being prepared, responsive and clear about what they are looking for.

Why does this matter in a competitive market?

Real estate decisions often depend on more than price. Timing, preparation, communication and access to information can all influence what happens next.

For sellers, an earlier introduction may help create interest before the official launch. For buyers, it may provide additional time to learn about a home and determine whether it deserves attention.

The process also reinforces an important point: the public listing date may no longer be the first moment a property becomes known to buyers and agents.

The key takeaway:

The day a home appears online may no longer be the first day buyers and agents hear about it.

That means both buyers and sellers may need to think beyond the traditional “list it and wait” approach.

Sellers should discuss how to prepare and position a home before launch. Buyers should consider building a relationship with a Washington real estate professional who can help them stay informed about potential opportunities.

Whether you’re buying or selling, having the right strategy matters more than ever. Before making your next move, connect with a Washington real estate professional who can explain your options, help you stay ahead of the market and guide you toward a confident decision.

Still thinking about how grateful I am for clients like Oi and his wife Mary. 🖤

Helping buyers find the right home is always about more than the transaction for me — it’s about making the process feel supported, clear, and genuinely exciting from start to finish.

So thankful for the trust throughout this journey and honored to have helped Oi purchase a home in Sultan, WA.

Buyer’s Remorse: Why It Doesn’t Always Mean You Made the Wrong Decision

Buyer’s remorse is so real—especially in real estate. But here’s the truth: just because you feel it doesn’t mean you made the wrong choice.

I remember the evening after we signed an agreement on a new home. This house was everything we had dreamed of—every box checked and then some—except for one thing: the price tag. On paper, we could “swing it,” but the emotional weight hit me like a wave. The excitement I felt just hours earlier gave way to a knot in my stomach and an avalanche of what ifs.

Home buying is unlike any other purchase because it sits at the intersection of logic and emotion. It’s a major life pivot where you’re balancing numbers, resources, stability, and the pros and cons of a lifestyle shift—all while following your heart toward what you’ve envisioned for your future. It’s exhilarating and terrifying all at once.

That post-signing anxiety? It’s part of the process. It’s your mind processing the gravity of a life-changing decision. It doesn’t mean the choice was wrong—it means you care. Most buyers don’t truly feel settled until they’ve lived in the home, until the walls start to feel like theirs and the fear melts into comfort.

Buying a home is the biggest calculated risk most people will ever take. The nerves and second-guessing are normal. Give yourself time to sit with the decision, remember why you made it, and trust that the excitement will return.

So here’s to letting it all pan out in the wash—trusting the process, growing into the decision, and knowing that the right home becomes the right choice with time.
