We don’t really own legacy homes. We are simply their stewards for a chapter. ❤️

That feels especially meaningful as we remember Dean Comer, who rebuilt and cared for much of Valentine Farms during the late 1970s and 1980s.

Decades later, we still see his craftsmanship throughout our farm. Dean left this property better than he found it—and we believe that is what true stewardship looks like.

🏡 A new way to launch a home is coming to Washington real estate!

I’m headed to a meeting this morning to learn more about NWMLS First Look, a brand-new program launching September 4th.

With First Look, all listings will have the opportunity to participate, giving brokers the ability to see upcoming homes up to 21 days before they officially launch to the public.

What could this mean for sellers? Buyers? And how could we use it strategically when preparing a home for market?

That’s exactly what I’m going to find out. Staying ahead of changes like this is part of making sure my clients have the best information—and the best strategy.

🚨 BIG CHANGE COMING TO WASHINGTON REAL ESTATE

Yesterday, Compass and Northwest MLS reached a settlement that will change how homes can be marketed before they officially go Active on the market.

Beginning September 4, NWMLS is introducing a new “First Look” status, giving sellers the option to publicly market their home for up to 21 days before the traditional Active launch. During this period, sellers will have more flexibility around exposure, showings and their overall launch strategy—without publicly accumulating days on market or displaying pre-launch price adjustments.

For Washington homeowners, this could create some very interesting new opportunities in how we position and launch a property.

There’s quite a bit more to this settlement—and some important strategy behind when First Look may or may not make sense for a seller.
