Closed in less than two weeks!

This was one of those transactions that reminded me how much the people involved matter. From my wonderful sellers to the buyer’s agent, lender, title, and escrow team, everyone involved was fantastic. It doesn’t always happen this way, which makes me appreciate it even more! 🤍

May Market Update

Prices went down a little bit last month. Most of Western Washington is a balanced market.

Inventory is sitting at 2.1 months of supply, up 33% from last year. Median sales prices are down 3%, but well-prepped homes are still attracting plenty of attention.

Here’s what May brought:
• 33% of homes sold above list price
• 26% of homes had a price reduction before selling
• 59% of homes sold in under 15 days
• The odds of selling are currently about 67%

Sellers:
The market isn’t as forgiving as it has been over the last few years. If you’re thinking about selling this year, now is the time to start planning and tackling projects before the fall market.

Buyers:
More inventory means more choices and a little more breathing room. Rates remain slightly lower than they were a year ago, helping with affordability. That said, the right homes are still attracting lots of interest, so it’s important to have a plan in place before you start shopping.

We are officially off the market! This home was generating interest long before it hit the MLS. Between the estate sale and staging, people kept stopping to ask about it and it’s easy to see why! This timeless home has been incredibly well maintained and lovingly cared for over the years.
Our first weekend on market brought busy open houses and lots of interest, resulting in two offers by our review date last Tuesday. A few months of planning and preparation paid off exactly as we hoped.

April Market Update

Well…April was an interesting month.
Compared to 2025: average sales price is down 3.6%, inventory climbed to 2.1 months supply and homes are taking about 7 days longer to sell.

What we saw last month:
20% of homes sold below list price
27% of homes had a price change before selling
59% of homes sold in under 15 days

Sellers:
The gap between well-prepped homes and “let’s just see what happens” listings is getting wider. Homes that are priced right and presented well are still moving quickly and attracting strong terms, while others are sitting longer or needing reductions.

Buyers:
Good news: inventory is improving and rates are slightly lower than they were this time last year. But the good homes can still be very competitive! If you’re thinking about buying, start lining up your financing now and make sure you’re working with a solid lender.

What a great way to kick off the weekend - we closed on the Daisy Crossing home on Friday!

We set this home up for success: pre-inspection repairs completed, systems serviced, professionally cleaned, staged, refreshed landscaping and strong marketing to bring it all together. Sellers who truly care about presenting their home well always make a difference!

Micro renovations > full chaos.
Something to look forward to without flipping the whole house upside down.

Cozy, intentional spaces are having a moment and I’m here for it. I have a few around my home and they’re definitely my favorite places to unwind.

I’m constantly evolving my home’s style, and lately I’ve been drawn to rich, warm, earthy tones clearly I’m not the only one.

And a midcentury home layered with modern touches? Quite possibly my favorite thing ever.
